Realtor / Broker Sales Associate / Attorney helping people buy and sell homes (residential real estate) in San Diego County.

Get to know Kevin P. Cummins

I help San Diegans buy and sell homes.  I focues my business in the north county coastal areas of San Diego County, namely: Carmel Valley, Del Mar, Rancho Santa Fe, Solana Beach, Cardiff-by-the-Sea, Encinitas, Carlsbad and San Elijo Hills.

SELLERS ADVANTAGE:  38 days was the average time it took me to sell a home in 2008 including short sales. I use a unique and highly effective proven approach to marketing my client's homes my competitors do not: I sell real estate as a commodity - not a product, pricing the home properly from the beginning, with a focused approach and a keen understanding of market conditions.

BUYERS ADVANTAGE: All buyers, whether first-time buyers, move-up buyers or investors, want the same thing: the best home for the lowest price, along with top-notch, personal service. That's what I deliver time after time.

I have a California Department of Real Estate Broker's license - the highest credential possible.  I practiced real estate law for over 5 years prior to becoming a Realtor.  My clients benefit from my legal background because I know how to protect their interests while helping them to achieve their goals.

If you need to buy or sell real estate this year, and you want a professional Realtor who takes your goals as seriously as you do, contact me today.  I look forward to speaking with you soon about your needs.

Certifications

SHORT SALES: I have extensive experience with short sales on both sides of the transaction, selling and buying.  A short sale is when a home seller sells their home and does not have enough money (proceeds) to pay all of their obligations, such as their existing mortgage, taxes, HOA fees, title or escrow fees and other customary closing costs.

It takes a detailed and comprehensive understanding of what lenders - and clients - expect when consumating a short sale transaction.  I have successfully closed several short sales this past year.  I believe my background and experience as a real estate attorney helps me to help my clients complete these difficult transactions.  If you are facing a short sale, please contact me to see if I can help you.

BANK-OWNED/REOs: Many buyers and investors are interested in buying bank-owned or foreclosed properties (REOs) because they believe this is the best way to get the best "deal".  This may or may not be true.  It all depends on the particular property, the condition, the price and whether you can get clean title.  These properties provide opportunities for buyers but they also provide pitfalls that the unsuspecting buyer may fall into.  Unless, of course, you have a Realtor who knows what to look for.  I have helped clients buy bank-owned properties this past year.  I can help you understand the process if you are interested.  Call me today.
