My company is dedicated to serving the buyers, sellers and property owner. We serve the entire West Valley including Anthem, Arrowhead Ranch, Avondale, Buckeye, Corte Bella, El Mirage, Estrella Mountain Ranch, Glendale, Goodyear, Laveen, Litchfield Park, Palm Valley, Pebble Creek, Peoria, Phoenix, Sun City, Sun City West, Sundance, Surprise, Tolleson, Verrado, and more.  The above is just a few areas that we cover.  We cover most cities and communities that are located west of Central Ave to the White Tanks. 

We are a full serve residential real estate brokerage located in the West Valley of Phoenix and belong to the National Association of Realtors and the National Association of Residential Property Managers. Prior to opening Property Source Realty, I had experience in office management, property management, leasing, sales and I helped several area real estate companies set up their property management departments.  I also own several rental properties in the Phoenix metro area and therefore have a first-hand knowledge about investment properties and management.

As a broker, it is my goal to assist our clients with their real estate needs by providing quality service with integrity.  I work diligently to assist buyers through the prequalification, searching, acquisition and closing phases of a purchase.  I also work with sellers to market their properties effectively to sell for the highest price in the shortest amount of time. We have experience in short sales and pre-foreclosures properties.

Our Property Management Service

The following is a list of the some of the tasks that we perform for our clients.

Evaluate the property and determine an accurate rental rate

Perform detailed documentation of the interior and exterior including photos We will offer recommendations on repairs and cosmetic improvements.  If a rental investment, we will offer an estimate of repairs that will maximize monthly rent while providing good ROI. We will gather data on rental rates in the area and work with owners to determine the optimal rental rates. Rent rates will vary, but should include looking at the recently rented comparables according to size and type. Discuss with owners the pros and cons of different policies such as accepting pets, allowing smoking etc.

Market the property for rent

Prepare home for rent Clean home and optimize interior appeal Manicure landscaping to increase curb appeal Create marketing ads tailored to the property. Work with other realtors and leasing agents to find a tenant Meet prospective tenants for showings throughout the week and weekend. Provide prospective tenants with rental applications that are legally compliant with fair housing laws and local laws. Collection applications with application fee

Tenant Screening and Selection

Perform a background check to verify identity, income, credit history, rental history, etc. Inform tenants who were turned down

Tenant Move In

Write the leasing agreement and ensure all agreements have been properly executed.  Confirm move in date with tenant and verify utilities have been turned on in tenant's name.  Review lease rules and regulations with tenant regarding things like rental payment terms and required property maintenance Perform detailed move in inspection with tenant and have tenants sign a report verifying the condition of the property prior to move-in. Collect first months rent and all deposits

Evictions

Filing relevant paperwork to initiate and complete an unlawful detainer action Representing owner in court if needed.  Coordinating with law enforcement to remove tenant and tenants possessions from property.

Legal

Advise in the event of a legal dispute or litigation Coordinate with Attorney to process evictions.  Understand and abide by the latest local, state and federal legislation that apply to renting and maintaining rental properties.

Inspections

Perform inspections of the (Inside and outside) on a predefined schedule looking for repair needs, safety hazards, code violations, lease violations, etc. Send owner periodic reports on the condition of the property Provide drive-by inspection to ensure the property is in compliance with HOA

Financial

Provide accounting services Make payments on behalf of owner Detailed documentation of expenses via invoices and receipts Maintain all historical records (paid invoices, leases, inspection reports, warranties, etc.) Provide annual reporting, structured for tax purposes as well as required tax documents including a 1099 form Provide easy to read monthly cash-flow statements which offer a detailed breakdown of income and itemized expenses

Maintenance, Repairs, and Remodeling

Provide and oversee an in-house maintenance crew Establish a preventative maintenance policy to identify and deal with repair needs Provide an network of licensed, bonded and fully insured contractors who have been vetted for good pricing and good work that is up to code. Provide an handyman service that is vetted for good pricing and good work.  Maintain and monitor a 24 hour emergency repair hot-line Larger renovation or rehab projects Provide recommendations on how the project can maximize rental income. Tenant Move Out

Inspect property and fill out the move-out inspectionreport on the property's condition. Return the balance of the security deposit to the tenant with 14 business days along with invoices for damages. Clean property and perform and needed repairs or upgrades. Re-key the locks. Put the property back on the market for rent as soon as possible.
