My company is dedicated to serving the buyers, sellers and property owner. We are a full serve residential real estate brokerage located in the West Valley of Phoenix and belong to the National Association of Realtors and the National Association of Residential Property Managers. Prior to opening Property Source Realty, I had experience in office management, property management, leasing, sales and I helped several area real estate companies set up their property management departments. I also own several rental properties in the Phoenix metro area and therefore have a first-hand knowledge about investment properties and management.

The following is a list of the some of the tasks that we perform for our clients.
Evaluate the property and determine an accurate rental ratePerform detailed documentation of the interior and exterior including photos We will offer recommendations on repairs and cosmetic improvements. If a rental investment, we will offer an estimate of repairs that will maximize monthly rent while providing good ROI. We will gather data on rental rates in the area and work with owners to determine the optimal rental rates. Rent rates will vary, but should include looking at the recently rented comparables according to size and type. Discuss with owners the pros and cons of different policies such as accepting pets, allowing smoking etc.
Market the property for rentPrepare home for rent Clean home and optimize interior appeal Manicure landscaping to increase curb appeal Create marketing ads tailored to the property. Work with other realtors and leasing agents to find a tenant Meet prospective tenants for showings throughout the week and weekend. Tenant Screening and SelectionPerform a background check to verify identity, income, credit history, rental history, etc. Inform tenants who were turned down
Tenant Move InWrite the leasing agreement and ensure all agreements have been properly executed. Confirm move in date with tenant and verify utilities have been turned on in tenant's name. Review lease rules and regulations with tenant regarding things like rental payment terms and required property maintenance Perform detailed move in inspection with tenant and have tenants sign a report verifying the condition of the property prior to move-in. Collect first months rent and all deposits

Tenant Move OutInspect property and fill out the move-out inspectionreport on the property's condition. Return the balance of the security deposit to the tenant with 14 business days along with invoices for damages. Clean property and perform and needed repairs or upgrades. Re-key the locks. Put the property back on the market for rent as soon as possible.
