Get to Know Michael S. Bolton

I have been in the real estate business since 1988; first as a Realtor and then as an appraiser since 1997. I've owned my own business since 2000. I very much enjoy what I do!

I'm an outdoors nut! Just about every year I spend about a week in the BWCA. Enjoy spending time at my dad's cabin on Leech Lake, and of course fishing. I moved to Zimmerman, MN a few years ago from an inner ring suburb-what a change. I've come to appreciate all the wildlife areas, which are great for cross-country skiing and long walks.

Both my children are grown and out on their own, and even though I am a proud grandpa, it does make me feel a little old.

 Given the current real estate market conditions many people are finding that their tax assessed value is higher than the current market value really is. While we have to pay our real estate taxes, but that doesn’t mean we have to over-pay either. I’ve seen assessed values that were over twice the fair market value. Many city assessor’s try and get it right, however there many times that it’s just plain wrong.

According to the Tax Payer’s Union 30 to 60 percent of taxable property is over-assessed. Yet typically less than 5 percent of taxpayers challenge their assessments. Estate Settlement

Settling an estate is one of those things that we don’t typically have to think much about until the need arises. There are things to watch out for; you may need an opinion of value for the “date of death”, “alternate date”, “current as-is”, “retrospective value”, or a combination of the different values. Consulting your attorney and/or accountant on exactly what it is that you need can save you a lot headaches in the future. Estate Planning

In modern estate planning, giving away property and fractional shares of property to produce transfers of wealth at nominal prices is a standard technique for reducing estate taxes. The use of a well-qualified appraiser who will produce an appraisal report that is valid, well substantiated, and convincing is important.

Divorce is a very difficult, if not a traumatic experience. And is often only exacerbated by the fact of what’s going to happen to the house. If one of the parties wants to keep the house, then they’ll need to establish what a fair market value is. This is usually done in one of three ways, or in a combination there of: tax assessed value, an appraisal from a certified appraiser, or a Realtors’ market analysis.
