Negotiating is a very important, but often overlooked characteristic when people are looking for an agent. I am one of a handfull of certified real estate negotiators in the city. An example of why that is important: I was able to get a seller 3 competing offers on his listing with the original offer being $18,000 under list price, requiring a home inspection, and a closing date of over 45 days away. By the time we were done, my seller had full price for his house, no inspection, and a closing in 14 days.
