a) First time homebuyers - I guide folks through the home buying process from start to finish. From what is needed to begin the process including a needs analysis through the pre-approval process, finding a home, writing an offer, the home inspection through to the home being filed into your name. I keep you up to date every step of the way!
b) New construction - Whether purchasing a homesite, a new home or building one from scratch - I can help you sort out the sometimes tedious and confusing process of finding a builder and comparing apples to apples when obtaining multiple bids. I have had over 10 years of new construction experience working with builders in the Lake and Geauga areas! When working with a builder - remember - they have their representatives working in their best interest - who is working for you? When hiring a knowledgeable realtor, I have many times negotiated a better price or have had options included for no extra cost.
c) Relocation - whether moving into or out of the area. I have worked with many relocation companies and I'm familiar with the process.
d) Condominiums - There are many questions that need to be asked when searching for a condominium to call home - from what is included in the maintenance fee - to who the management company is - any price increases on the horizon - to restrictions that the association has, financing restrictions and much more.
e) Short sales - A process by which the lender takes less than what is owed on the mortgage. This is for folks that are behind on their mortgage payments, or are about to be behind. This process can help folks recover their credit rating much quicker than a foreclosure on their credit report. We have successfully negotiated with many banks to take less than what is owed.
