Are you getting ready to paint or renovate your home or property? Was your property built prior to 1978? You should get familiar with the new EPA rules and regulations that became affective April 22th 2010 (40 CFR 745.223) All covered renovations must be performed by Certified Firms, using Certified Renovators and other trained workers. All homes built prior to 1978 shall be tested for LEAD by an EPA certified RRP renovator, the law establishes that no work shall be done unless a certified renovator has properly tested for Lead. About 86% of the homes built before 1940 contained lead, 66% of the homes built between 1940 and 1960 contained lead, and about 25% of the homes built between 1960 and 1978 contained lead, if your home was built prior to 1978, the paint that was used then, more likely will contain pigments of lead.

Are we ever happy that we had Mr. Sweezer do our home inspection !!! He was on time (a rarity these days), extremely professional and patient, answered all our questions (we had a lot), friendly and most important of all??? VERY knowledgeable!!! He was very focused and intense going through our home and property, took his time and lots of pictures, and his report was very thorough and informative. Its unsettling having an inspection of your home ... Living here for 29 years we felt protective of what we've loved and cared for all these years and Fred was very considerate and mindful of that. He could have been "all business" in his attitude, but the opposite was true. He was absolutely wonderful to work with and a pleasure to have in our home. He is a prime example of an exceptional professional and I'm only sorry that I couldn't give him more than 5 stars !! |

I wanted to say a big thank you to Fred. He was punctual and very friendly. He inspected the property i am currently in the process of purchasing and couldn't have picked a better person for the job. He is professional and he ended up saving me some money in the process when he found items that needed to be fixed in my future home. I asked the seller to take care of these and they have agreed. What can I say about Mr. Fred Sweezer except that he is AMAZING! I am a first time home buyer and I do not have a clue with regards to buying homes. I found out that I opened escrow on a Thursday morning and my realtor was going on vacation on Saturday. She asked me to arrange the inspection for Friday. She gave me a list of Inspectors but none of them were available on Friday. I found Fred online and I liked his reviews so I gave him a call. He picked up the phone right away. He sounded so nice on the phone. I explained my situation and I asked if he was available to do the inspection the next day. Before I could finish, he said 1:30PM. I was shocked so I asked him again. He said he could do it on Friday at 1:30PM. I was so happy. On the following day, my realtor arrived at the property before I did. When I walked in, I saw Fred and I thought....he reminds me of one of my Uncles. He looked very professional. He greeted me with a wonderful smile and he continued with his inspection. He took his time and he was very thorough. When he completed the inspection, he explained everything in perfect detail. I felt well informed. When he got ready to leave, I almost wanted to give him a big ole hug but I remembered that he wasn't my Uncle. LOL I called him few couple of days later with some follow up questions and again, he took his time and explained everything to me. His written report was very detailed and easy to understand. I would recommend Fred's inspection service to anyone. He's a top notch guy. I may even call him in the future for his handyman services. Way to go Fred. |

I have had Fred inspect two homes for me now. The first one was in 2010 and it was a 1930s Spanish style home in North Long Beach. Fred went over the place top to bottom, explained everything he saw to me so that I understood what was going on, and gave me a detailed report with what repairs were needed and the priority in which I should handle them. The second house I had him inspect was recently in 2013. This house was in much better condition than the first one, but even so, he spent his time looking over the entire thing, even though there were no faults to report. Fred takes his time to inspect everything, he explains it all to you so you understand what is going on, and he provides a quick and thorough report for you to reference through the years of home ownership. I hope I never need to buy a home again, but if I do I will not be hesitating to call Fred for the third one. |
