Dear Friends:

I'm back from Provincetown. I have established an exclusive, reciprocal relationship with an agency up there. I'm positioning myself to be the "go to guy" here in Philly for purchasing RE on the lower Cape.

Writing 2.0--Christmas and Foreshadowing.

Christmas: Don't let a good opportunity go by. For next to nothing, someone who loves mysteries or classical music can give hours of enjoyment to others. If you know of anyone who would like a really great present for a friend or loved-one, tell them just click on www.kearneymusicschoolmurders.blogspot.com and download the book for free.

Foreshadowing: Foreshadowing can be an effective tool early in the story, but can be overdone. So do it, but slightly, like putting salt on meat. A little makes the meat taste good; too much of it does not and may be harmful to you if you're sensitive to sodium.

Real Estate 2.0--Code of Ethics

I want better-educated real estate consumers out there. In that vein, Standard of Practice 1-10 says: "REALTORS@ shall, consistent with the terms and conditions of their real estate licensure and their property manaement agreement, competently manage the property of clients with due regard for the rights, safety and health of tenants and others lawfully on the premises."

The fact that the landlord didn't do this affected me when I was younger in Madison, Wisconsin. He wouldn't come and plow us out when we had a big snowfall because it was the weekend. For the rest of the story, check my blog: www.yourstopforrealestate.com/blog.

Entrepreneurship 2.0--Breakeven Point

Wikipedia, the free, on-line encyclopedia, describes the breakeven point for a given business as, "the point at which cost or expenses and revenue are equal: there is no net loss or gain, and one has 'broken even'." Breakeven point analysis is a useful tool for entrepreneurs in a number of ways. For my ideas on break even points and entrepreneurship, go to www.hatman2.blogspot.com

A recent national that ranked the prestige of 23 professions in America placed real estate agents dead last. I am out to change the way real estate is practiced, one customer at a time.

I pledge always to:

Return your phone calls promptly. Be relentlessly accessible to you. Always tell you the truth. Be authentic. Show leadership. Be worthy of your trust. Listen carefully to what you say. Never try to manipulate you or bully you into something you don't want. Be responsive to your wishes. Always show you respect. Always keep my word. Stay in touch.

I live in the heart of Center City Philadelphia, in the Washington Square West neighborhood. I shop in its stores, buy my groceries there, and eat in its restaurants. I belong to the Washington Square West Civic Association and contribute regularly to its newsletter. I am President of Washington Square West Town Watch, Inc., a neighborhood watch organization I founded in 2005. I have recently been elected president of the Historic Antique Row Business Association, a business and civic group. We going to focus on member development, enhancing member services, and fundraising. I'm bullish on Washington Square West as a place to live, and I publish a monthly market report describing and analyzing the state of the residential market in Center City.

I both list and sell and work with...

1st time home buyers seeking to strike out on their own. Couples going through divorce and resettlement, looking for solace. Retirees moving to Center City in earch of gracious city living. Academics, corporate executives, and military retirees relocating to Philadelphia.

I have 30 years of experience with real estate.  I have a Ph. D. in history from the University of Wisconsin-Madison, have published two books on community health needs assessment, and am a licensed realtor in Pennsylvania, and, soon, in Massachusetts. I am a member of the Greater Philadelphia Association of Realtors.

If all realtors were like me, that poll would have  ranked real estate just about first.
