Get to Know David Nicholson

I began my real estate sales career in 2002.  Before real estate, I worked at First Union/Wachovia selling small cash management products and loans, including mortgages.  I was in the top 5% of the entire company based on sales volume.  My mother was an Associate Broker in real estate.  For as long as I can remember, I had a desire to sell real estate, so the time was right in 2002 to leave the banking industry and try my hand in real estate. 

I sold 26 homes my first year in the business at Coldwell Banker and have sold as many as 40 homes in one year.  While at Coldwell Banker, I climbed to be in the top 7% of all the Realtors in North America.  I left Coldwell Banker to work for a developer and to get experience selling new homes in Glen Allen.  After that project, I transferred to RE/MAX Today and worked for a larger builder for one year.  I came to the conclusion that I am not interested in representing builders anymore and I prefer to represent individual homeowners in their sales and their purchases.

I enjoy helping my first time buyers all the way up to my experienced investors.  Helping someone buy or sell their first house or their tenth house is what I live for everyday.  I give the same level of excellent customer service to every single client.  My goal is to make you feel like you are my only client and to treat you better than family.

Certifications

The designations I have earned are very special to me.  I have the Certified Luxury Home Marketing Specialist designation.  There are only three other Realtors who have earned this designation in Central Virginia.  The designation means I have sold many homes in the top 10% of my market's price range within a set period of time.  The Certified New Homes Specialist and the Residential New Homes designation means I have learned the aspects of what it takes to build a house and the process of representing buyers when they buy a new home.  The last is my favorite, Associate Broker.  This means I have extra education over a standard agent in the areas of Broker Management, Appraisal, Finance, and Law.  You have to be in the business full time for four years to earn this designation.  If a Realtor takes their career seriously, they should take the time to learn the information and take the test.  If I were selling my house with a realtor who does not have this, I would wonder why they haven't taken the time to better themselves to better help their clients.
