With a Master’s Degree, Law Degree and vast experience in mediation and negotiation, I bring to real estate a background not often found in REALTORS®. Focusing on the often forgotten ideal that real estate is a legal transaction, I bring into the arena the all important “C.Y.A.” factor which not only protects my clients, but gives them an extreme advantage in the home-selling/home-buying arena. Be forewarned though, having a legal and psychology background (which often required offering blunt advice to patients and clients), I tend not to hold back. When speaking to me about your home, you will hear the truth - and nothing less. It isn't always pleasant, but it's always necessary.

As a top Williamson County REALTOR® with years of experience and a proven track record, it is my job to assist you through the complicated home-selling process, from beginning to end. My job is to get you the most money for your home, in the least amount of time. As such, I limit my listings to very few. By focusing on a select few listings, this allows me to focus solely on getting your house sold. Should you choose to hire me for the job, here are some of the things I do to market and sell your home:
Ø At a minimum, any Realtor worth their weight should provide you with a free Comparative Market Analysis. I DON'T! Instead, I provide something many agents have never heard of. It's called an Absorption Rate Study. An absorption rate study tells us how many homes similar to yours are on the market, how many have SOLD, at what prices they sold and (most importantly) how long it will take to sell YOUR home based on the price you are considering. For example, if there are 8 active listings and 2 sold in the last year, we have 4 years worth of inventory. If you don't want to wait 4 years to sell your home, you need to know EXACTLY where to price your home (regardless of what other homes in the area are asking). By pricing your home right the first time, there should be no need to “reduce” the price at a later date – wasting both your time and money.
Ø With 90% of homebuyers starting their search on the internet, it’s imperative that your home look its best on the MLS. If the pictures on the MLS aren’t good, that potential buyer isn’t going to take the time to come look at your house. In order to show your home in its best light, I hire a professional photographer (and stager, if necessary). Prior to taking photos, I will walk through your home to offer honest (and yes, blunt) advice to help you to present your property to appeal to the vast majority of buyers.
Ø Websites: When you list your house for sale, you may be given your own website with your address as the domain name. This website will be listed in all advertising and on a sign rider (so anyone driving by can visit the webpage for additional information). It will also be listed on www.stamps-realty.com, Yahoo Real Estate, Microsoft MSN HomeAdvisor, and other top national sites. My individual webpages and www.leipersforkrealestate.
Ø Print Media: Not only will your house be advertised on the MLS (which is standard), I advertise your properties in REAL magazines (not those free home magazines where your home is listed with 5000 others), hometown newspapers and other print media. Some of the print media I advertise in includes, VIP Franklin, Hills & Hamlet, Leipers Fork Life and The Enclave.
Ø Contracts: As one of the few Realtors in the country with a law degree, you don’t have to worry about contracts being complicated and intimidating. Any questions will be answered in easy to understand language (with no run around). I will also make sure every step of the way is smooth and uncomplicated. One way we do this is via electronic means. We are proud to be a 100% paperless company!
Ø Tennessee has some stringent statutory disclosure requirements. I ensure complete compliance with all of these requirements. In order to ensure a successful escrow and closing, all requirements will be outlined and followed up upon. Nothing will be left to chance.
