In our area, FHA & USDA are the king. The 203k Rehab purchase is an excellent way to get the foreclosures sold allowing the customer to add the cost of rehabs into the loan at time of purchase. Most clients I talk with aren't even aware of this program and it allows them to take a second look at purchasing a home that's in need of repairs. Why hire a mortgage broker? Instead of having your client go from bank to bank, let me do the research for them. Not everybody is an A+ customer scoring over 720. Each bank adds their own guidelines to the set standards, this is where the customer is at a disadvantage. They believe that all banks offer the same product with the same rules. Not so, each will require the same basic documentation, however some banks have "add on" items needed. Same for interest rates, credit bureau scores and down payment requirements. You can go to one bank where 680 is considered good, while another wants 720. Don't stress your customer out by having him deal with the banks - that's my job. I will find the best rate & terms based on their individual needs to get the job done.
