Since many people find it helpful to rent for a short time in order to familiarize themselves with the community, I specialize in help my Clients with finding a suitable rental, and when the time comes I can them asist with the buying process. This "Try before you Buy" strategy works well for many people. It gives them an opportunity to get to know various neighborhoods while they are renting. It is important to keep in mind that if you have special needs, have pets, etc., the inventory of available rentals may not be as plentiful as the number of sale opportunities. In the current BUYERS MARKET, it may be worthwhile to try and find a short term rental and keep looking for the right home to buy and make permanent.
In the currently somewhat "stagnant" selling market, many Sellers with limited (or no) equity in their property are preferring to rent it for awhile if faced with moving sooner than they anticipated. I can help find them a suitable renter, keep them advised on the sales market, and when the timing is right, help them then sell the property. Most Renters and Owners find it helpful to work with the same agent that can provide BOTH services to them.
Short Sales seem to be a account for at least 1/3 of the active inventory on the market currently. The process seems to be a little easier and speedier than it was a few years ago, and I would be happy to speak to sellers in more details about what is involved if they feel that is an avenue they wish to pursue.
It is a great investment market right now, and the combination of low prices, low interest rates and higher rents, make this a great time to invest in real estate!
