Tenants - Did you know that many commercial real estate leases are signed without proper or any representation on the tenant side? Landlords are in the business of real estate investing. They hire agents and attorneys to help them gain as much leverage as possible in the commercial leasing transaction. They negotiate leases on a regular basis. Most tenants may negotiate leases every 3-5 years. I have represented the interests of tenants since 2009. I have experience in office, retail, and light-industrial leases. I ONLY represent tenants and do not take listings from landlords. My fees are paid from splitting the commissions already allocated to the landlord’s broker, so there is no additional cost to the tenant. I have a network of agents that can help you locate and negotiate new leases, renewals, expansions, downsizing, and subleases.
Agents - I specialize in commercial tenant representation and would love to partner with residential agents who don't do commercial. We can work deals together anywhere in the U.S. You do the field work. I will administrate and negotiate the lease contract for your clients. Residential agents interact with the decision-makers of commercial lease transaction every day. Examples are: Churches, Dry Cleaners, Automotive, Service -Industry, Daycare, Salons, Convenience Stores, etc. You probably visited one or more of these types of businesses/organizations within the past 7 days. Many of them are in leases that MUST renew. Let me help you create additional income and added value to a potential customer. We pay up to 50% splits.
