Can a real estate agent in Kentucky really help me in buying and selling property? The answer is YES! When you’re ready to think about buying or selling your Kentucky real estate, you need to ask yourself the following questions: Do you have the time, energy, sources of information, and contacts to do the job yourself? If you were one of the ‘do-it-yourself’ people, would the results be as good or better than they would be if you had professional assistance? Would it have gone smoother? Would it have given you more personal time? Would you have purchased for less, or sold for more, if a Lexington KY real estate agent was involved? Read the following information and learn how a Danville KY real estate agent can help you understand everything you need to know about a real estate transaction. The Buying ProcessThe process of buying a home or investment generally starts with determining your buying power; that is, your financial reserves plus your borrowing capacity. If you give a Danville KY real estate agent some basic information about your available savings, income and current debt, they can refer you to lenders best qualified to help you. Most lenders — banks and mortgage companies — offer limited choices. FindingOnce you know how much you can and want to invest, the next step is to find the properties that most nearly fit your needs. This is the time to choose a real estate licensee. When picking a Danville KY real estate agent look for one who is also a REALTOR®. A REALTOR® is a member of the NATIONAL ASSOCIATION OF REALTORS®, a real estate trade association, and all members agree to abide by a 17 article Code of Ethics. A REALTOR® has many resources to assist you in that search. Sometimes the property you are seeking is available but not actively advertised in the market, and it will take some investigation by your agent to find all available properties. SelectingYour job is to make the final selection of the right property for you. This is when excitement and emotion run high. Your real estate agent can assist you in the selection process by providing objective information about each property. Agents who are REALTORS® have access to a variety of informational resources. REALTORS® can provide local community information on utilities, zoning. schools, etc. There are two things you’ll want to know. First, will the property provide the environment I want for a home or investment? Second, will the property have resale value when I am ready to sell? NegotiatingThere are a myriad of negotiating factors, including, but not limited to price, financing, terms, date of possession, and often the inclusion or exclusion of repairs and furnishings or equipment. The purchase agreement should also provide a period of time for you to complete appropriate inspections and investigations of the property before you are bound to complete the purchase. Your agent can advise you as to which investigations and inspections are recommended or required. Due DiligenceWith a negotiated agreement in hand, it is time to complete the evaluation of the property. Depending on the area and property, this could include inspections for termites, dry rot, asbestos, faulty structure, roof condition, septic tank and well tests, just to name a few. Your Danville KY real estate agent can assist you in finding qualified responsible professionals to do most of these investigations and provide you with written reports. You will also want to see a preliminary report on the title of the property. Title indicates ownership of property and can be mired in confusing status of past owners or rights of access. The title to most properties will have some limitations; for example, easements (access rights) for utilities. Your Danville KY real estate agent, title company or attorney can help you resolve issues that might cause problems at a later date. FinancingAs soon as you are reasonably sure the property is right for you, the process of obtaining financing begins. YourLexington KY real estate agent can help you in understanding different financing options and in identifying qualified lenders. Closing or SettlementFinally, there is the closing, or settlement, as it is known in different parts of the country. Every area has its own unique customs. In some areas, the title or escrow company will handle this process. In other parts of the country, an attorney does it all. Again, your Lexington KY real estate agent can guide you through this process and make sure everything flows together smoothly. Selling Real Estate PricingThis process generally begins with a determination of a reasonable asking price. Your Lexington KY real estate agent can give you up-to-date information on what is happening in the marketplace and the price, financing, terms, and condition of competing properties. These are key factors in getting your property sold at the best price, quickly and with minimum hassle. MarketingThe next step is a marketing plan. Often, your Lexington KY real estate agent can recommend repairs or cosmetic work that will significantly enhance the salability of the property. Marketing includes the exposure of your property to otherLexington KY real estate agent and the public. In many markets across the country, over 50% of real estate sales are cooperative sales; that is, a real estate agent other than yours brings in the buyer. Your Lexington KY real estate agent acts as the marketing coordinator, disbursing information about your property to other real estate agents through a Multiple Listing Service or other cooperative marketing networks, open houses for agents, etc. The REALTOR® Code of Ethics requires REALTORS® to utilize these cooperative relationships when they benefit their clients. Advertising is part of marketing. The choice of media and frequency of advertising depends a lot on the property and specific market. For example, in some areas, newspaper advertising generates phone calls to the Lexington KY real estate agent office but statistically has minimum effectiveness in selling a specific property. Overexposure of a property in any media may give a buyer the impression the property is distressed or the seller is desperate. YourLexington KY real estate agent will know when, where and how to advertise your property. There is a misconception that advertising sells real estate. The National Association of REALTORS® studies show that 82% of real estate sales are the result of agent contacts through previous clients, referrals, friends and family, and personal contacts. SecurityWhen the property is marketed with the agent help, you do not have to allow strangers into your home. Your Lexington KY real estate agent will generally pre-screen and accompany qualified prospects through your property. NegotiatingThe negotiation process deals with much the same issues for both buyers and sellers, as noted above under the buying process. Your Lexington KY real estate agent can help you objectively evaluate every buyer’s proposal without compromising your marketing position. This initial agreement is only the beginning of a process of appraisals, inspections, and financing — a lot of possible pitfalls. Your agent can help you write a legally binding, win-win agreement that will be more likely to make it through the process. Monitoring, Renegotiating and ClosingBetween the initial sales agreement and closing (or settlement), questions may arise. For example, unexpected repairs are required to obtain financing or a cloud in the title is discovered. The required paperwork alone is overwhelming for most sellers. Your Danville KY real estate agent is the best person to objectively help you resolve these issues and move the transaction to closing (or settlement). How Do KY real estate agent Get Paid?Real estate agents or brokers are generally paid through the sales commission paid by the seller when a transaction closes. Agents have expenses and financial obligations just like you, so it will be to your mutual benefit if you choose a real estate agent and stick with that person. Your Danville KY real estate agent will respect your loyalty and respond with a sincere commitment to you. Why A REALTOR®? All real estate licensees are not the same. Only real estate licensees who are members of the National Association of REALTORS® are properly called REALTORS®. They proudly display the “REALTOR®” logo on the business card or other marketing and sales literature. REALTORS® are committed to treat all parties to a transaction honestly. REALTORS® subscribe to a strict code of ethics and are expected to maintain a higher level of knowledge of the process of buying and selling real estate. An independent survey reports that 84% of home buyers would use the same REALTOR® again. Using a REALTOR® You Be the Judge!Real Estate transactions involve one of the biggest financial investments most people experience in their lifetime. Transactions today usually exceed $100,000. If you had a $100,000 income tax problem, would you attempt to deal with it without the help of a CPA? If you had a $100,000 legal question, would you deal with it without the help of an attorney? Considering the small upside cost and the large downside risk, it would be foolish to consider a deal in real estate without the professional assistance of a Danville KY real estate agent - a true REALTOR®!

We live in Wisconsin and wanted to find a vacation home, closer to my family and to the college our son is attending. Finding an agent to work with us, being out of state and only available to come down on the weekends was challenging. Then we found Ken and he returned my phone call within minutes. He starting sending me information on properties. We started looking for property in Richmond, Kentucky in Feb 2015. After many weekends, and at least 100 plus miles in the surrounding counties, we finally in mid July 2015 found the home we wanted in Lancaster, KY and closed before the end of Aug 2015. Cant thank him enough for being so understanding with me. Thanks Ken, Bob, Shelly, Curtis, Bryan and Badger |

We reached out to Ken, because of his listings in the Lexington and Danville Markets. Although we were a long way away, he was extremely helpful, getting a good sense of what we were after, and not wasting our time on homes we wouldn't be interested in. His local contacts helped us move the process forward efficiently once we'd made a decision. If that wasn't enough, Ken has been more than helpful after closing as we transition into our new home. |

If you're fixing to purchase a home in your nervous about it I would highly recommend going with Ken. He makes everything seem like it's going to be OK, no matter what hurtles you come up against - he reassures you and helps you through it. After I purchased a home through Ken Garcia, I have recommended him to several other people - my stepmother worked with him during the process of trying to buy a home, my brother is working with him during the process of selling his home - Ken's definitely become the Alexander family realtor. Ken Garcia went above and beyond helping me house hunt from October 2015 until I closed on a home May 2016. Being out of state, it was invaluable to have an agent who knew that I wanted and was willing to go video tape properties for me. Once I arrived in KY, we encountered inspection issues, appraisal issues and looking at I could not tell you how many houses over great distances. He never complained and always had my best interest in mind. Alana, Waco, KY |

Ken did not have to work as hard as he has because we are not yet ready to buy. However, he has regularly kept us abreast of all new listings fitting our criteria. He has also been available via the phone and email to help us whenever we needed it. Because of his honest efforts with no immediate expectations of reward he has earned our respect and trust. |

My wife and I have had the pleasure of selling our home in KY thru these "Movers and Shakers" at the Bluegrass Team in Danville! Brad and Ken were go-getters from the start. They guided us thru the process, offered valuable tips, and couldn't be more helpful. Sold in just 6mos., and we got what we wanted. We loved the video/audio and photo presentation. It honored us in that we built the house originally. They know their business hands down. You just couldn't ask for better representation. Thanx guys! |

We contacted Garcia by phone to negotiate an out of state purchase. We never met Ken, nor or even stepped foot in Kentucky. Garcia made us feel that he was capable, knowledgeable and professional and by the end of a difficult escrow, we were convinced we had made a great choice. Ken even went the extra mile, after the close (when he could have simply said goodbye) to meet with the utility companies to help us turn on the water and gas in our absence. We could highly recommend anyone who is considering buying a house to give him a call. Stephen + Blanca |

{this house was on the market for 2 years with other agencies = no offers --- Bluegrass Team got it SOLD in 10 days!} I just want to thank Ken Garcia as the Realtor and Brad Simmons, his assistant who I have known for years. Just coming in contact with them for the last couple of months, they have been the most gracious helpers I could have asked for. They have walked me through every step. Ken has called me and given me every minute of his time that I needed, and he has been most gracious as far as… giving me pointers, helping me to think of questions that I wouldn’t have even thought of. This has been a wonderful experience for me to buy this home at my age. And I just thank them very much. They are great people to do business with. The deal with the house; the house wasn’t even… I wasn’t even expected to look at this house. I didn’t even know it was for sale. I was not planning on looking at this house at all, didn’t even know anything about it. And Ken takes me to the door, and I say, we're at somebody’s house, we don’t need to be here. And he said, “C’mon, we’re going in, c’mon.” And it’s now my house. Ken took me to this house and then he helped me negotiate – it was easy, it went through, he helped me with everything that I needed to know, how to ask, how to do things. It was very easy and yet it rewarding on my end. So I just thank them again. {another happy client!} Gail Owens |

I would HIGHLY recommend Ken as your Real Estate Agent. Ken made sure that the process wen smoothly from finding a house to finding us great financing to closing on the house. He helped us find the right home for us and helped negotiate the price we wanted it for. When the process hit the snags, Ken made sure that we navigated struggles with his expertise and certainty. When we had problems at closing with a seller credit and clearing the house, Ken made sure that our concerns were addressed, made sure that the seller was out before we signed, and was even willing to cover our credit and get it from the seller's Realtor. To sum Ken up, he went above and beyond and we would recommend him to anyone that wants to buy or sell a house and wants their concerns covered. Cory and Tammy Mayle-George |

"Working with Brad and Ken of the Bluegrass Team has been one of the most positive experiences of my life. They are genuine, caring, honest, reputable and sincere. My time spent working with Brad, Ken and Their Team and their wonderful family gradually evolved from a working experience to one of special friends to "what would I ever do without them in my life!" My purchasing a home required the sale of my home in Vermont first, a task I expected to take days or weeks, but gradually stretched into several months. But I needed a home NOW. Ken and Brad were able to find me a lease option home while waiting for my home to sell - not something a traditional company would do. Never once did I hear a single complaint from these lovely people. Instead, I received support, encouragement and prayers that it all would come together. I was hoping for a firm that will go the extra mile for me. Brad and Ken not only went the extra mile, but actually walked hand in hand, by my side, every step of the way. They put me in contact with bright, reputable lenders that made the closing on the property so smooth, I am still in awe that it is over without one single nail biting moment! Would I refer other people to Brad and Ken? Darn right I would! In fact, I already have! An old high school friend of my daughter called saying she had heard we had moved to Kentucky and wondering what I thought of Danville. The first thing I did was give her the RE/MAX Bluegrass Team website, Brad and Ken's names and a promise that not only could they help her find what she and her family wanted but that the experience she had working with them, Ken and Brad and their staff would leave lasting wonderful memories of people who genuinely care, attentively listen and then promptly make it happen. Brad, Ken, Cindy, Jeremy, Kerri and Elizabeth, THANK YOU from the bottom of my heart. You are, indeed, the best!" Linda Lussier |
