Anyone can list a home on the MLS, stick a sign in the yard, and type up a listing contract. But with our firm, you get full service start to finish. We show you every competing listing and closed comp, we even can walk through them with you so you can see exactly what you are up against! When we recommend a list price, we go indepth and show you a complete CMA, which will show you List Price to Sale Price ratio, average days on market, along with a market snapshot that shows you all active, pending, and sold home within your community.

Where we win out vs the competition is our MLS presentation. When we list on the MLS we first send our our professional photographer who takes anywhere from 50-100 photos of your home, from all angles, from all directions, with the intent in mind to give potential buyers the full experience and to in essence "walk" them through your home. The photos are taken with a special wide angle lens, and then the photographer utilizes a special program that allows him to further intensify the photos. Examples can be seen on any of our active or pending listings. When we are ready to input the home into the MLS, we take great care in utilizing every space, every box, every character in the description, no stone is left unturned. When it comes time to the photo section we input the max allowed (25 per IMRMLS) and we do a full description under each photo. We really take the time to present each home in a positive light.

BUYERS

When we work with buyers we have access to much more than what is just on the traditional MLS. We utilize bank contacts, we utilize cross MLS searches to check for listings inputted on the wrong MLS (happens more often than you would think), we have access to homes 99% of other agents would not even know how to find let along want to take the time as it is a time consuming process that most agents simply do not wish to deal with. We also work with a corporate seller who lists 5-10 homes a month with our company. Often times these homes are in our inventory, but not yet listed as they will either be in the process of rehab. This gives you a unique 1-2 week window as a buyer to get into this property, take a look, and make your offer prior to the entire general public seeing this home. Now understand, although your offer will be the first in, our seller still requires us to list on the MLS, and still requires us to allow all agents to write for a period of time on our homes, but you will already be one step ahead, having been pre approved with their preferred direct lender, having signed all the offer forms, having done your homework on the community, the neighborhood, the school district, the crime rate, etc. On top of all this we simply love giving buyers the "SCA Experience" and we would love to show you what we can offer you! Stop by our office anytime, we work 8-6 M-F and 9-1 on Saturday. But we will ALWAYS have an agent available 7 days a week to show you what could be your next home. What we hope you gather from viewing our blog, our profile, our company; Is that we are not your traditional brokerage. We do not simply go out, put up billboards,  sit behind a Large name waiting for business to come through the double doors into our reception area, etc. We prefer to take an active role in our community, by doing projects such as the "A Community A Day" project where we highlight a local community or tract of homes, and do everything from Photo It with our photographer to talk about the market in that community, what homes sell for, who the HOA is if it has one, what the tax rate is, are there any issues with resales, desirability, who the original builder was, etc. We take pride in helping families properly research an area PRIOR to purchasing in that particular area. Purchasing a home is generally the largest purchase you will make in your lifetime, and doing it with a brokerage you trust will be a descision that benefits you for many years to come.
