Brittney, it can be hard as some people do not want to live in a manufactured home. The problem we run into concerning the buyers who liked our manufactured home listings just didn't have the credit. It is very important to line up a lender who will do this type of loan as over 90% of the lenders in our area do not finance manufactured homes.
If the home is built on a nice block foundation well above the ground, has a very dry crawlspace, and has secure storm strappings I would market these features.

In my market it would depend on whether real property was involved. If they own the land it would go in the MLS as usual. If they do not own the land it can sometimes only have a sign in the window.

I just closed on a manufactured (not mobile) home last month. On Kauai they are rare and if that's true in your area you do need to do some extra work to educte other agents and always be present at the showings to answer questions. One thing I did was have flyers from the manufacturer showing the quality of the building.

This may sound like a stupid question, but are you using manufactured homes for your comps? Manufactured homes are pretty common in my area. We list and sell them all the time. We market them like stick built homes, but the advertising says they are manufactured homes. There is a stigma...some people think they can't be financed.
Have you talked with a lender to make sure this person can finance the home. If so...then put together some numbers for your marketing, and make sure the buyers know this property can be financed.
