Cindy, if the buyer  insists on doing the final walkthrough a couple of days before closing I will offer to stop by on the way to the closing just to check and make sure the AC unit wasn't stolen or a water pipe burst if they want me to.

Kevin J. May, our P.A. stipulates 48 hours prior to closing.  I think it's prudent to do it as near closing as possible.

Kathleen, that is interesting how things work in Hawaii.  Are the sellers expected to be out when it is funded two-three days before the closing?  That could lead to some interesting things after it has funded,  but before the closing takes place two to three days later!!!

Andrea, that is a very wise policy.  I just can't imagine the horror your former broker must have experienced upon learned the house burned down after the walk through!  Oh my!!!

Kathleen, we are on the same page.  We like to have the buyer repairs finished a week before closing so the home inspector can do a re-inspet and work through any possible issues.  I like to do the final walk through on the way to the closing just to make sure everything is as it should be.

Debbie, the only thing I don't like about the night before is if a water pipe bursts or the AC unit could get stolen overnight.

Ditto, Praful-especially if it is a vacant home as there have been air conditioner condensers stolen!  That is why I like to do so on the way to the closing.

As close to closing as we can make work.  I once found a basement with 3 ft of water in it an hour before a Friday closing.  What a mess.  We did get it closed Monday, by the way.

Typically, we do our walk-through on the same day as the closing if circumstances permit.  On occasions when travel is difficult for the buyer, we do this the day before close.

Bruce, Generally speaking 3-5 days before the close. I almost always to one final walk-through myself before I give the escrow officer the okay to close. I want to make sure the walls and the appliances are still there and there is no damage that was not present at the time of the initial walk through.

As close to the closing as possible, but enough time to solve any issues. However, most of the time it is the day of because the sellers need to be out. Also, if it was before the day of, I always go the day of myself. My former broker had a house burn down between doing a walk through on one day and the closing. Oops. I always remember that and want to make sure what we are buying is really there! Overly cautious perhaps.

Usually 3 to 5 days before closing. On Kauai the funding goes through 2 days ahead and we always try to do it before the funds transfer.
