Some update the status of a property more slowly than others. Here in Tucson AZ once a property has an accepted offer it should change to Active Contingent within 24 hours of executed contract. Once we are past the buyers inspection period, appraisal, etc it goes to pending (which many agents dont even use) then closed. With so many free sites out there like Zillow.com I still get contacted a lot from potential buyers interested in a property that is actually already under contract or even sold. That is ok, it provides me wiht an opportunity to have dialog as to WHY they should have a dedicated & experienced buyers agent working for them :)

No, we have to report a home as under contract within 72 hours or be fined.
We can also give notice that an offer has been verbally accepted and paperwork is in process of being completed.

This has happened to me. I had scheduled a showing, which was confirmed when it had already gone under contract. When we arrived at the property, the Seller was shocked to see us there and that is when we found out an offer had been accepted several days prior. The Seller was not happy with his agent. Very frustrating that the listing agent did not inform us.

That happened to me just this past Saturday. Irritate the you know what out of me! If I have a property that goes into contract and a showing is scheduled I always call or email the agent so they can decide whether they do want to show for back up or not.

I would use this opportunity to keep the current buyer honest and positon my buyer for the anticipated fall out.
Of course, I prefer to actually TALK to the listing agent. That little effort, talking to the agent, goes a long way in directing how my time should be invested.

I believe the NAR gives the listing broker the choice as to whether or not they want to pend a listing. It is very frustrating to be told they have an offer on the property after you showed it.

Of course there are but now it is an MLS violation in our area. They have 48 hours to change the status which is why I usually call the agaent directly to find out the true status of the home before I write an offer.

It certainly hppens often enough. Listing agents are of course reluctant to put homes into pending even though our MLS requires it to be done within 24 hours of an executed contract.
