Yes I do.  Without that agent, the transaction wouldn't have happened.  I agree that sometimes you get someone on the other side who does not have the same standards and work ethic, but after all, you got to the closing table!

When they do a good job?  Yes, I take the time to write a nice letter acknowleding their efforts, have my brokers sign it along with myself and mail it to the other agents.  When it is earned, I dont tip every waiter we have when we go out to dinner if they dont do a good job either.

I usually don't write a formal thank you note but I will do so either via phonecall or an email. If the other agent got me out of some kind of jam (hard to think of an example right now) I will send a small gift.

No, I typically do not write notes...if an agent and I had a particularly difficult transaction, I'll invite them to dinner and pay to show my appreciation. 

Mostly, I have conversations with other agents over the phone where I will praise them for their efforts - I've found that more personal approach matters more to them...

If an agent I like does something remarkable in the mls (I am a broker-in-charge so I can see all the agents stats), I'll pick up the phone and congratulate them.

This is  a business where it's fairly uncommon for peers to praise each other.  I don't believe that their success diminishes my own.  A long time ago I decided that if I appreciate others, and take the extra step of calling and telling them so, that the good karma is out there and will return tenfold.

And in the meantime, I've had the chance to make someone will special, which puts a smile on my face as well.

I do Evelyn, 99% of the time. The 1% I don't is when I've had a real idiot on the other side who did nothing to help move the transaction along or even hindered it. I just can't lie at that point and say thank you.

Usually I send all thanks to participating vendors and agents via email at the day of closing. But sometimes you do want to do something extra, so I send a card, or a small thank you gift, or invite this person for lunch.
