We go to the summary and  look at what the inspector has deemed the "highlights" and go back to each section that details these items.

I usually ask the Inspector if they found any major issues that we should be concerned with.  I also ask them what they consider the "must do's".

I go to the back page to review the sections in RED, items in need of review/repair.  I attend all the inspections, I see the items first hand but that is where I go first on the report.

I read the entire inspection report from cover to cover (acutally multiple times). I then I look for the systems which will keep you and your home dry (roof & walls & foundation). Everything else comes second.

I always confirm by getting down the house to confirm. Recent years it is mostly bs or missed important issues.

I go through the summary page, and since not all inspectors are really good, I may question on something sepcific especially if it is out of their expertise area. Then I check with a licensed contractor in that field.

I don't have a " first thing ".  The overall report is reviewed with buyer. Many times a buyer will say" i don't care about this or that, I would rather fix it myself.. or, I was going to rip that out and change it anyway, etc.

I do nothing.

The inspection reports means nothing to me or the home owner. I don't even want to see it.

What is of interest to me, is what the buyer presents on their repair request list.

  the most often asked questions that I get are the condition of the roof, heating system, air conditioning system and structural components. These are all big-ticket items.

Jane - I always ask the inspector the overall condition of the home, and if they see anything that should be a concern to the buyer. Then I will review the summary information and ask the inspector anything I may have a question about, or that I don't understand. That way I can review the information with the buyer, and can be prepared in case the buyer has any questions.
