Debbie, we had the Evanston fire department do a test on them and they are a lot harder to break into then you think. I am not saying they are ok, on expensive property I accompany and I ask the showing agent if they want me to shut up and step back. At this time I have 4 of those lock boxes on properties I have listed and never had a problem.

No, the electronic lockboxes are much more secure.  I don't want to get blamed if someone breaks into the home.  If a lockbox is used, I would hide it in an inconspicuous place.

no- I think that it is important to keep an electronic record of who accesses the property. I just put one on a property for the contractors but will change it out when the listing goes live.

Inexpensive lockboxes? I pay a fair amount for them. They seem to work well, but my market is different than yours.

Debbie....I had always been a stickler on the Sentri lockboxes until recently. I recently stopped using them. Currently I don't have any occupied properties..... There are pros and cons to both type boxes.

 

Of course all property management companies use combos as do many Realtors.  Interesting topic.

During the peak of our distressed market, most busy agents knew there were only four or five combinations. Listing agents either didn't know how or were too lazy to change them.

I would never use a manual box on an occupied home. It's much less secure, plus we lose the reporting function of who accessed the box and when.

If I were a homeowner, I would insist a lock like a Supra, not a cheap push button or combo.

No.  I like to know who has entered.

I got burned once.  The buyers agent gave the code to his client, who proceed to start moving in belongings and started painting a room without my sellers promission. 

We didn't discover this till the day of settlement when the seller went there first to get out the list piece of furniture they still had in the home.  It was not a very peaceful settlement.

Debbie Reynolds I wouldn't use them just for security reasons. I would want the home owners to be protected with a Supra/Sentri/Lock type lockbox. I don't know about the E&O coverage.

No, no way, nada... I HATE when homes are listed with that box. I feel it puts our clients home at risk. People are horrible at controling thos codes. All you have to do is open the box, go inside and the kid next door sneak over and read what is on the box.

Debbie, I only use those when I absolutely have to.  For instance, I had an out of area agent show one of my listings the other day and he didn't have access to our Supra boxes so I put on a mechanical one just for that day.  Otherwise, I stick to electronic lockboxes for occupied and vacant homes.
