I take the buyers off the automailer as soon as they go under contract. 

But most importantly is to not to go under contract if buyers have one foot out the door and are not committed.

Yes, what  a coincidence!  I'm currently working with a lovely couple, but they keep doing this.  I have a great relationship with them, especially the wife, so I can tell her she is going to drive herself crazy by continuing to want to see homes.  I tallied the cost of inspections, surveys and potential loss of earnest money and she' s now calmed down a bit.

Yes. I had a buyer who did this . She called me to look at another house she saw advertised in the newspaper a few days before closing. Luckily I looked in the mls and found out it did not have a basement.

An experienced agent should assume their buyer is still shopping even if their agent is not involved.

The buyer should be aware of the uncertainties of buying and a Plan B is not a bad idea.

So, as a smart agent, one should assist them on the Plan B or the agent could be ambushed with a FSBO purchase because the buyer was forced off the ranch by their agent and the the agents buyer went rogue.

Yes, it's a binding contract, and I'm sure Chase will understand and grant the mortgage for the buyer who is selling their house to your seller who has a contingency on the house your buyer wants to move into. It's binding all right.

What I have experienced is the active Plan B ends up revealing the house they made the offer on is exceptional. The buyers response is typically, "Wow, Annette, we are so fortuneate to have found you. Nobody else could have discoverd this house, got our offer in FIRST, and worked with as like you have."

No, and the idea they are still shopping gives me pause. I've never written a contract without making sure the client understands it is a commitment to buy.

Same with a seller she accepts an offer and cancels it. She is a realtor too. This is her 6th time using 6 upset listing agents. She has been repeating it over and over since 2008.
