Be careful how you use negotiators as the short sale banks do not like to psy them on the closing statement. They typically ask to get paid from your commission , buyer not seller as they have a hardship.  Also I have found attorneys who act as negotiators do not call the bank as often as the agent who has the listing.  I suggest you try doing it yourself and reward yourself with a higher commission
