I've volunteered to give a home buyer credit.

Problem is, what happens if the water heater dies after settlement.  Folks with NO MONEY shouldn't be taking on home ownership responsibilities and risks.

No, but I did have a loan officer call me once and explain that X price was the max they could approve a buyer for on a townhouse buyers wanted, and mentioned that " maybe you agents can figure out a way to make the deal work".

How unprofessional is that of the lender? And sounds like the buyer wasn't quite forthright with the lender either if he's already installing a pool.

Why would a lender close on the deal if the buyers ALREADY can't come through with their commitments? I would tell them absolutely not, and to never ask another professional that again!

No not at all, the buyer shouldnt be looking at properties they cannot afford.  Also it is not the lenders position to tell you to cut your comissio.  Frankly, that is very unprofessional of the lender to do that to you.  Commision cuts would only be something discuessed between buyer and their agent. The only time I would EVER even consider lowering my commision is if I was representing both the buyer and seller and it would stil have to depend on the situation.

Being a former mortgage broker myself, I know there is always a way to make the deal work.  The lender shouldn't have asked you for that money.  It's very unprofessional and unnecessary.
