Just looking through some of the older questions and answers, not sure why you didnt get a better response to this one. Maybe I can bump it up.
Disclose, Disclose, Disclose! Share the encumbrances right up front so there is no concern to the buyer. If it is recorded on the deed there has not been an issue then there should be no question or major concern to buyers. I have bought and sold several properties with recorded encumbrance and not had any issues.
As Anna said, disclosure is important in so many ways.
