Blue Ocean Strategy is the persuit of uncontested market segments or the act of approaching a contested market segment in a way that makes your company and product the obvious choice for the target clients.

In terms of real estate, this might include targeting first time home buyers with low incomes, marketing to parts of town/school zones that are generally ignored by other agents or speciallizing in foreclosures/short sales/FSBOs/Expired listings.

Essentially, targeting the undesired, difficult to 'close' properties OR using a 'superior aspect of service' - such as custom videos and websites for each listing, or a door-to-door approach to gaining new clients - to make yourself a highly desirable agent.

It is easier to implement in higher dollar properties. At the low end of the market or with people who have trouble qualifying, you could starve.
