We seem to be doing well right now.
I have a new venture providing exclusive NOD leads in most Counties in California and Arizona. What makes us different is that we can provide owner name, email address and phone number for most leads and we get you the leads within just a few days of the filing. If you get leads from a title company they will not have phone and email address and will usually be a few weeks old.
To ensure the quality of our leads we only take on one client per industry per county. So only one real estate agent per county. This way you are not competing with other agents. While other agents rely on sending mailers (along with dozens of other agents) weeks after the NOD filing, our clients are able to email or call the homeowner within a few days of the filing with no competition.
I hear that that shadow inventory is finally going to start to appear.
Very few short sales, a few foreclosures
Not in my area. But I suspect it's the loan mods finally getting higher? Not sure
slight uptick... dont get why.. but someone will know..
Shortsale and foreclosure at about 1% in my area. It is very minimum due to huge price increases in the area. But I have noticed more REO coming into the market.
