I have a new venture providing exclusive NOD leads in most Counties in California and Arizona. What makes us different is that we can provide owner name, email address and phone number for most leads and we get you the leads within just a few days of the filing. If you get leads from a  title company they will not have phone and email address and will usually be a few weeks old. 

To ensure the quality of our leads we only take on one client per industry per county. So only one real estate agent per county. This way you are not competing with other agents. Shortsale and foreclosure at about 1% in my area. It is very minimum due to huge price increases in the area. But I have noticed more REO coming into the market.
