Many times. Most of my clients are investors from outside the state and about 75% of the time never come visit even to see the properties.

Several times actually. Some buyers, some sellers. Actually have a testimonial on my website from one of the sellers. I don't recall ever having an issue.

Only twice, and the buyers were parents buying for their student children. One sent his North American business manager to check the place out.

Yes --- I had a homeowner contact me because of blogging who lived out of state. We spoke by phone and emailed throughout the transaction but never met face-to-face.

This I have not done. I have sold homes to clients that I picked out for them and which they had not seen, but never to someone I hadn't met. But I have sold listings numerous times when I've never met the seller face to face.

I have done that twice. One buyer I've still never met. The other buyers were a couple. I met them at the closing table.

Richard - Yes I have. I got a listing from a client in Boston, who found me on the Internet. I actually worked with her to help her find some handymen to do some work on her home prior to listing it, and then had it sold before I even put a sign in the yard. It was a great experience.

Yes. Many times. I attended an inspection today for an out of state buyer. I already closed a transaction this year on a $400K propery the buyers bought without seeing it, or me. Takes a lot of trust and I end up working with their friends/family too sometimes.

In short no. Even with agents I find an opportunity to visit the agent. Woman gets an orchid. Man gets a coffee card.

No, I can't say that I have. However, I did almost sell a home without the client having ever seen it. Sold before they got their finance in place, so didn't happen in the end.

Yes I sold a newly built townhome in Lawrenceville Ga to a buyer in Florida.
He wanted photos so I emailed him lots of photos of the home. His sister lived in the area and she viewed the home. He signed a contract and he closed.

I've gotten through an entire mortgage processing without coming face to face, Richard L. McKinney P.A. ... just finally meeting at the Closing table. New-to-our-state buyers with jobs requiring travel were involved. Neither of us preferred it that way, but it worked!

Thanks for all of the replies.
I have listed many properties and sold them without actually meeting the seller and have sold approximately 20 or so as a buyers rep without ever meeting the buyer. These were mostly investments that I ended up re-listing.

Absolutely. We do it all the time. Sight unseen. I've also taken listings where I've never met the owner.

Yes I have had sellers who own vacation homes that are ready to sell. Everything is done by email and back long ago, fax or even mail.
