I found out there is a female sex offender in my neighborhood I mentioned to my wife.  She says good luck to all men in the neighborhood. That includes you Sam!

Check carefully ( if possible) the reason a person is on that list.

There is a chance, she/he is  not 'high risk creepy criminal' but someone who made mistake, it is just too easy to get on that list.

what kind of "clients" do you have if you  not an agent?

And in Georgia our contract actually has the website and tells buyers if they are concerned they should check it. I make sure clients know it says that, but I do not check it on their behalf.

I don't... it's not something we are required to do in our market and our buyers know it's up to them to do this due diligence. I've looked on sites like this previously and all I can tell you is that no matter what address I put in, there was at least one registered sex offender fairly close by. At that rate, no house would ever be sold.

Not my place to bring up negatives, but if it comes up in conversation than I would suggest using apps. that are available. 

Much like schools here in Louisville, there are so many caveats, it is best for the client to contact the school system if there is a concern.

Too much liability for the agent if the information comes directly from us, on both topics.

I have to agree with what Tammy Lankford said. Our contract points out to the buyer that it is up to them to check with local law enforcement for registered sex offenders. 

I did have this come up with some buyers last year. They labored over their decision to buy this beautiful piece of land with amazing mountain views. They ended up terminating the contract because a six offended lived about five acres away.

William - We have a Buyers Advisory document that has that information, as well as a ton of additional information for the buyer to review. Every buyer has to sign and date that they have received a copy. At that point, it is up to them do perform their own due diligence on anything and everything that is included in that document. Of course I will be there to assist them in any way I can.

I do not.  It is up to the buyer to determine if the house is near an offender, should they be concerned about that.  We do have SEVERAL disclosures about "Megan's Law" and the sex offender registry and buyers have to sign/initial the page with it on it.

No I checked it once and found it rather vague and confusing, if others are concerned I suggest that they take a look at the website and call the police department to find out if any of the people they find on there are dangerous.

I don't check it myself but do suggest to clients to check.  I like for them to satisfy themselves with the location of the property and everything & everyone around it.

No, I do direct my buyers to the site. Another great site is http://www.crimemapping.com/map.aspx You can look at all crimes in an area for that week. Not all Police departments use it, but it can be interesting to say the least.  It's always great to see 0 crimes reported in your area, compared to some that are 120+ in a week!

The web site is provided to the Buyer in the Maryland contract and it is the Buyers option to check if they wish to do so. BTW: I had a Buyer who did check and decided not to purchase a particular property because there was a registered sex offender living next door
