I just read that we are down by 40% year-over-year.

Inventory down, prices are not going up which is against basic economics.

Yesterday I did a market report & we had 1.5 mos of inventory which I've never seen.

Our inventory is low, but it is picking up.  

I see them building back up. I think people here feel we are at the top of the market and are unloading before a big drop.

The inventory has been low here for the last several years.  It's no surprise given that so many bought between 2005-2008 or so.

Michael - Our inventory has been about the same over the last year, around 1,000 homes for sale in Chandler. This leaves us less than 3 months of inventory.

Prices have gone up and inventory is getting better. Two years ago we had real problems but so far we are not having low inventory issues.

I think this is the lowest I have seen inventory since I have been in business.

Good morning Michael. In our part of Connecticut, there is plenty of inventory, more than the demand for sure.

I have a post coming out tomorrow. In the last 7 days we had 301 new listings and 452 go pending.

It is still low, but I suspect it will start inching back up this spring.

At around a 5 month mark.  Levels increasing, but so are buyers, so that number may be changing down.  I have 1-2 realtors per week calling on my coming soon listings.

It is a fast moving market with lots of sales.

Depend on the area, but active listings for 1/16 were down 27.27% from 1/15. If you are in the east end here you can expect about 2-3 months of inventory. I can't think of an area with 6 months worth of inventory in my area.

I am running out. Homes are selling fater than i can list them

In our niche, which is age-restricted communities, it is very low.  Today we have '48' homes on the Market, which has gone up over the last week or two, from '42'.  There are 2400 homes in our community, which has been built out for years now, so there is no new construction here TeamCHI - Complete Home Inspections, Inc.  Now Oro Valley is flat (non-age-restricted), as the numbers '294' are the same as what they were a year ago.  I understand where you are also seeing low Inventory . . .

Our 12 month average of homes for sale is down almost 20%.  It's driving some of my buyers INSANE.

We always have a decent supply of inventory. Things priced 350000.00 or less are going under contract in 1-30 days as long as they're in decent condition.
