Not generally unless I suspect a problem but I do ask a lot of questions and pull public records so I have a good idea what is going on.

No, primarily because in PA , buyers choose theSettlement company. I can see it would be a good practice , but it would be an additional Seller cost. We can try and get the buyer to use that same Title Co. (to avoid a charge), but can't guarntee the Seller that they won't have additional costs to pay.

I would prefer it, although it's not always quickly doable when title companies are busy. If there is a question about ownership or any kind of exceptions to coverage, then we may hold off on the listing until it can be done. However we can usually get a lien search done pretty easily and that we will almost always do if there's a question about encumbrances on the property.

In EVERY instance where this seemed a good idea it came back to bite me.

In those three cases where intuition said something was amiss, it turned out a survey issue existed with a neighboring property or a lien hidden in the deep shadows. That was not found until those with skin in the game, the title company, had full spectrum research completed. 

I felt the 'pre' was wasted resources in those limited cases. I WOULD do it again if the client fidgeted too much in their chair.

If the property is acreage or in any area likely to have easements or other issues, yes. Otherwise I order it when the listing agreement is signed.

Great question! I'm in a situation with client that if this PROBLEM on title was known ahead of time the home would not be listed. Now it's in forward motion and I'm waiting for the end result!

No.  I usually get one sent to me for free by one title agency and another sends a copy of the deed.  Neither are requested by me, it's just part of them marketing to all the new listings.

As soon as I secure the listing, then yes and I have it available in my home package available for review.  If I a couple of days before I am meeting with potential sellers and I can obtain it in time I will get it but sometimes it isn't always possible.

No, title work is not done until we have an order from a lender.  I do however check the deed to make sure it's the names of the people I get to sign the listing agreement.

Typically yes but it's not really part of the decision making process as to whether or not I take the listing. I order one so I can be as complete and accurate as possible with the listing paperwork before the sellers sign it and because the prelim comes with an Exhibit A (a full unabreviated legal description) that I need. So I may as well have the full pre-lim just incase there's any suprises.
