You need to follow Barbara Todaro here on Active Rain. She is a direct mail marketing guru and the reason I just ordered four different postcards for pending and sold properties. It works.

You're getting some great responses here but search for "Barbara Todaro" using the search function in the top right corner of your home page. She is the recognized AR expert at these things.
I'd also check out the answer from Lyn Sims. She has a good suggestion, SIZE MATTERS, and a link to a company she uses.
My only question is; will 200 be enough to introduce yourself in that farming area ? More cards can lead to more responses !

What have you done already?
Did you send a Just Listed?
Did you send the Open House announcement?
Did you send a market report for the community?
Did you send to the community a status report?
When you got the listing, you should have been prepared to harvest the ripples. This was your opportunity to debut your 'act.'
What 'I' would do is send the Just Sold and include the CIS Score value with a link to the CIS Score report landing page. Let the page do the marketing.
If you did all the previously mentioned items, get a quote or recommendation from the former owner to include as the summation to the story you have invited them to share.
Harvest the ripples.

Yes, it's worthwhile. It's better if you don't shoot from the hip but do it on a regular basis. That's the biggest mistake agents make. They want 10 deals from one mailing & that's not how it works.
Don't make it about you - show the house & what it looks like. I do a front & 2 of the nicer photos in the house. I say the address & what model it is. Tell them I got a great price. I also have 1 that says 'the best 4 letter word I know is SOLD'.
I'd do the larger card 5.5 x 8.5. I like these guys.

I do it and the key is being consistent. One sale isn't eneough to make enough of an impact. You have to be consistent with mailings to the neighborhood. The home owners probably get a lot of real estate mail and remember those that keep appearing in their mailbox.
Now that you have had this sale you are establishing yourself in the neighborhood. Develop a creative just sold card. Include a compelling message, maybe a personal connection to the area, and a call to action. Try to connect with the home owners rather then brag or selling yourself (like you mentioned). If you are genuine and people like you, they will want to know more.
Look at what other agents are doing in the area and do something different to stand out. I have had luck getting other listings by sending out only one postacard, you may as well.
Take this opportunity to develop a mailing campaign to keep your face in that neighborhood. Provide something of value and you will attract people.

There are many places you can order " JUST SOLD" postcards, and many will mail for you. If you're only sending out 200, I would just print labels and take them to the post office myself. You can order from Vistaprint, Expresscopy, etc, or ask your local printer to create them for you. It's a good practice.

I do like to send these out after closing a listing in a neighborhood I like to work! I have gotten more listings, picked up some buyers.
Just state the price sold, how many days on market and maybe a few stats so other homeowners in the area can compare.

with permission introduce the buyers to the neighbors by name with a great photo of the house. Then say, if you have friends wanting to move to the neighborhood or know someone ready to move give me a call.

YES! If you sold something, make sure EVERYONE nearby knows about it. Nothing succeeds like success. I blog about some of my recent done deals too . . . those posts outperform even a featured post by a huge margin. People read that stuff. Here's a sample - note that I did not put sale price. I want people to call and ask!

Do it! They can work well, if they show up at the right time on the right doorstep. Most of the ones out here show the house with a banner saying sold over it on one side, back side has the info about the realtor and marketing piece.

Yes it works
Especially in condo buildings. If you are walking to your mail box and moving is on your mind and you have Tony Hoefakker phone number in hand the person will call you. I have farmed for years although I am too busy now to do it.
If you want to talk about my experiences please feel free to call me.

Yes & yes. I still get listings from them. I always send them to the neighbors and my database.
I use call to actions to get people curious to contact me.

If you sold it quickly and over asked price. You can say 110% asked price in 10 days....
Not sure, every agent is doing it to get listings. Your neighborhood specialist... blah blah
