MANY of those management agreements have an automatic clause in them that provides for them to get the listing if owner sells during the term of the agreement - with a protection clause. So Catch-22. You need to find out, property manager may not tell you, and owner can't be contacted.
You could be sneaky and ask the management co. for a copy of their management agreement - many have samples online - to see if they have such a provision. Some have provisions that assure a commission if the owner sells to the tenant. That, I understand.

The code of ethics allows an agent to call a seller or owner to offer a different service than the one that they are already getting. They are renting the property, not selling.
I could call them and ask if they want to buy a house and you could call them and ask them if they want to sell.
But I agree with Candice A. Donofrio the management company probably already have that covered in their agreement.

Most property management companies here in our area, take on these listings either to sell them eventually or they recommend an agent friend who will get them a referral fee at the close. Sometimes, in Napa agents have a rental section and have someone manage that. So check how it works in your neck of the woods. A

That's an interesting question, Wanda. Here if it's advertised as a rental through mls, it's got to have a rental listing agreement, regardless of who is offering the property. So then you really can't approach the owners.

Our contracts cover this and we would sell the property if the owner wanted to. If you have a buyer that wants that home I would contact the owner and find out the situation. Your allowed to contact the homeowner offering a different service.
