In almost 25 years, I've missed only two closings (and sent my husband as my representative) because I was recuperating from surgery in one case and in another had a closing rescheduled last minute when I was already committed to attend another one. If my clients are attending so am I, come hell or high water.

Our closings here in SoCal are handled behind the scenes. Loan docs are sign by buyers, loan s funded, and once escrow has everything recording is authorized. No sitting around a table.

Yes, I attend all of my buyers or sellers closings.  Only a couple of times when I was ill or out of town unexpectedly have I not attended, however there has always been someone from our office present.

Yes 100% of the time!  I would never miss the finale of all my hard work and being able to thank my client (or clients) for allowing me to be their Realtor!  In 22 years I miss two due to hospitalization and a vacation (but I had a representative from my company who the client was familiar with there so they felt important right up til the end.

In 20+ years, and hundreds of transactions - I have missed exactly 3.  That's unusual - I know - and it' s not in everyone's best interest, or personal style to be there.  There are liability issues, if your presence isn't handled correctly... a misplaced comment can create some serious exposure.   I like to be there, and I handle my own risk management, carefully.   For me, the benefit of the personal touch - the ability to intervene, call the lender to expedite that last minute error correction - to alleviate some unnecessary stress - to help translate terms and point the client to the correct line on a confusing HUD - I find it helps.   But I'm a control freak - tend to know enough about everybody's job to do it myself - and that's just me - and to be honest, is more effort than most would find effective (more than is in my best interest sometimes too, truth be told).   I find that the personal style of other agents, who are more hands off, in some areas, on purpose, is equally effective and appropriate for their style, and serves their specific client base better than mine would.  We are a "package deal" as agents.   Not a one size fits all.  You should do what works best for you, and your particular style.

I try to, but sometimes is a challenge.  But I think in your situation where you represented both parties I would have handled it this way; first of all I'm assuming you couldn't make it because you were busy attending new prospect customers.  I would have scheduled the closing at different time during the day for the seller and the buyer, that way you would have made a bigger personal and business impression on your customers than the one they got when they walked out of that closing table. those for whom I market, usually do.... but all of their clients have attorneys...so they do not need to go.... I NEVER ATTENDED ANY CLOSINGS....I did the walk through on the new homes and collected the money for the extras, and the builder's attorney did the rest at closing.... there were never issues on what was owed because I handled all of it prior to closing, or it would not close!!!

California is a Trustee state and ours are not formal closings where everyone sits in the same room to hash things out at the last minute. Everything is already hashed out and a closing statement has been sent to all parties to approve before closing. Which I check over as well. More usual is that one client or both clients are from out of town and I just make sure they received the documents and get them back to escrow. Obviously, I am available for questions but those are usually the ones escrow needs to answer at that stage.

Here in Florida, yes. I have one on Friday where the seller is a builder in Fort Lauderdale and the buyer is in Naples. The title company is sending a "mobile closer" to our office in Naples. They said we could do it online/via email, but my buyer wants to be a part of the official closing in person.

Depends on what you define closing by? 

 In CA we sign loan docs on 3rd to last day...I attend some of those, the ones that occur during business hours at Escrow; many can happen after hours in the clients' home with a notary and or many of my are out of town/state buyers. Jeff Dowler CRS eluded to this portion.

2nd to last day or early last day: the loan funds, nothing to attend.

The last day is when the Title Company records the transfer of title at the County Clerks Office. Then they call me to say "congratulations!" 

So at that point, I call my clients, arrange a meeting with them, meet them at the property and hand them the keys and a nice closing gift.

well I can't say yes to "all" because I've missed a few over my 25 years.  The first was 14 years in to my career when my daughter totaled her car on the way to school and I had to kids in the Emergency Room.  I've missed less than 5 I think.

Sorry you could not attend the closing when you had both sides. I have one on Friday and I represent both side and I will be there. If both parties are mail away, then I have the title company mail me the settlements statement and check. It is very important to be there because things could go wrong and the agent  might be needed to help resolve the issue or hold up.

We don't have closings out here.  Seller meets with escrow a couple days before closing to sign the deed, title gets it recorded, buyer is in weeks before closing to sign docs.  Listing agent hides the key somewhere the day of closing.  There really is no need to be there other than to do a face to face "Congratulations and do you know of anyone you can recommend me to?"

I would have changed whatever it was I was doing, or changed the closing time since you represented both. I can't imagine not showing up for a closing. I don't think that's ever happened in decades, but especially not if I had both.

That has always been my intent and practice.

However, current lender practices keep the agent out of the communications loop and agents often not notified until "Closing tomorrow at 1 PM" message is received.

Our ability to deliver the oversight customary to our business is being compromised by the lenders.
