Absolutely love in-house underwriting.  Makes things so much easier for buyers and sellers.  If there is a problem, they usually let you know quickly so the issue can be resolved and then close on time.

In my experience, very important! Especially on the front end in quickly providing a solid pre approved mortgage commitment from the underwriter to compete with cash offers.

Hi Chuck,

It's my preference. When I was a lender I had out of office underwriting and made it work, but if I could walk down the hall and discuss the concerns, I'd have been in a better position to get them resolved with the least amount of distress for all concerned.

I REALLY like in-house underwriting and would prefer to use a lender that offered that, but the ultimate choice of a lender is made by the buyers.

Banks all have in house underwriters and they NEVER close on time.

I prefer to use a mortgage broker that knows how to package the loan so that it flys through underwriting.

I only recommend a lender that has a proven track record in servicing my clientele! In-house underwriting is a very important reason I work with and recommend certain lenders.  The Mortgage Approval process from application to commitment to closing is fraught with a myriad of potential glitsches and there is a HUGE level of comfort in knowing that the mortgage loan officer working with my buyer can simply walk down the hallway to have a chat with underwriting when a problem arises, getting right back to me with a potential solution.

I think that it is VERY important to have in-house underwriting.  Communication is much easier, and the whole deal just goes more smoothly from start to finish.  It is more preferable for first-time home buyers, especially.

Not at all. What is important is great communication between the lender, buyers and their agents. As a mortgage broker, my underwriting is done by the lender, whoever, I know what they are going to ask for even before they tell me, so I'm ahead of the game. Since I do my own processing, agents and buyers only talk to one person. Meeting the dates are a must.

best case they will have it and I like that, but we have unique titled properties in my area that only certain lenders do and it is what it is...

IE lease lots, manufactured homes, part lease, part fee simple (not every lender will do those loans and those who do do not always have in house underwriting but still do a good job for us on those special properties)
