None in Florida.  A "legible image" will suffice.

Having said that, you had better have those images at the ready, in case of an audit by the Real Estate Commission, or the IRS, or if you are in a civil suit.

I keep no paper copies, and everything in my office is saved on a cloud now. I also keep all my email communications. I have needed to go back and pull them from years ago!

I am sure it varies by state, but in the interest of saving and employing a few forests it is good to print lots and lots.

That's a good question for your broker. State real estate laws will likely govern what records must be kept

I'm in California.  The only papers that NEED a wet signature are notarized stuff, escrow & loans.  Some banks require wet signatures on the purchase agreement for certain types of homes though.

I do most everything paperless, but I ALWAYS keep a contract or two handy and I ALWAYS keep a paper purchase agreement with me.  Sure, I can pull out a tablet, hook it up to my phone's hot spot and be all electronic... but in the time that would take to setup I can have the paper contract 50-75% complete!  Paper contracts don't need batteries, reception and you don't have to worry about glare or system/app/website issues.

Paperless is great, I'm certified in paperless/epro stuff and I aim to be 100% paperless in all my transactions (with the obvious exception of marketing materials), but hard copies are a great backup and more "real" for many people.

we still have paper....but most agents are paperless in our office.... we DO have a few old school and if I were still active, I would not be paperless....

I pay bills online, but I want to see a bill, too.... it gets mailed!!!  just an old school mentality.... I am who I am.....

I do not have any paper documents for several years.

I have a softcopy I retain them in my cloud. The brokerage cloud keeps them for 7 years.  Have not seen a hardcopy for years.

Once we reach heaven there will be no standing room left. They are piles piles of pdf files. I will have to stand on top of earlier realtors from Red carpet or C21.
