I'll share on one I had fun with a few years back, that I enjoy doing for the responses it gets:

1. send out a mailer to your farm or database. (This is best for a small list as it's time consuming).

2. the following week, send the same one out again to the same mail list, only torn up and taped together or crumbled up and re-flattened with a note in it: "Hey, this was important, so I pulled it out of your trash so you could re-consider it before you toss it again."

Again, it's time consuming, so it's for an assistant to do for you, but the reaction is hilarious and feedback everything from effective to too effective as a couple recipients always think it's for real. 

I send out lumpy mail with something inside that prompts the recipient to open it.

For now, I give away fresh ripe peaches to clients and other leasing agents when we meet for tours. It's the first thing the client mentions before we discuss details for the offer letter. It has 'sweeten' the deal with the leasing agents who have been so much more than just professional when they promptly return my call or email.

I post youtube videos of client testimonials. I find that prospective clients look at these.

my present online and offline exposure is as much as I'm going to have.... I'm doing more face to face with my "smiling mug"....

About 10 years ago I had my face on the shopping carts at a local grocery store chain... I STILL get recognized from that advertising! I used to get told, "Rose, I went shopping with you the other day!" Great name/face recognition.

We're hosting a house warming party for a young couple who just bought their first home. 

My laptop sticker.  I get leads from it in Starbucks while I'm doing work there.  Only cost $15 + shipping.

None of those I consider creative but remember the bus bench joke of people sitting on your face all day.

I am unique with marketing online & the mailpiece like Tony & Suzanne.

Someone wanted me to be on their radio show & I turned it down because I don't think that anyone listens to those anymore.

I've been offering some educational seminars that have added to my network and client list.

I believe in face to face. Building relationships. i attend and volunteer at events and meetings. I also do monthly newsletters and an email campaign.

We send out bound marketing books we created for the expired listing niche, we then follow up with emails and postcards. The first one says, Your house did not sell, now what? and then another one after that with our son pitching, time for a new pitcher... we think of creative ways others are not using to grab attention.

Not doing much marketing right now, just a bit of blogging, fb, sm.

I am blogging and sending out postcards. I have thought about doing radio, again.
