Richard Weeks makes a great point. Open house strategy definitely needs to be seasonal. With football season up and running Saturdays and Sundays are going to have less effectiveness than other times of year.

Sunday is busier, people don't have soccer games and errands. 1- 4 (maybe stay until 4:15 if the traffic keeps flowing. Every community in Orange County has crazy sign restrictions. Some will pick up your signs if not the right color, shape and minimal number. I suggest you put up inexpensive signs as much as your heart desires, add a teen with headphones and a twriling sign if you have to, Forgiveness is easier than permission. I've done open houses with agent buddies and expect to drive at minimum 80 sets of couples or singles. IF a two story house, you need a partner. Remove all valuables - people steal small shiny things, medications and phones. If you make them sign in many of the emails will be wrong. If your gut says "alarm" ask for their driver's license and pretend the seller requires it. Have your phone in hand to take pictures. Then prepare to have some fun. It's going to be hot this weekend- icy lemonaide or clear colored snow cones out back. If you are going to do it plan to connect with two buyers who don't have an agent, 1 neighbor who needs to list, and the buyer for your listing who doesn't have their ducks in a row.
