Most often it is buyers who are calling on sold homes. But when listing, i do meet sellers who think their values are much higher, but recently one that thought lower and was amazed i was higher.

I make sure to bring it up before they do, and once I explain the difference between a website and a Realtor, they get it. You just have to move them away from any thinking that Zillow is real estate related because it's not. It's just a website that monetizes its existence.

I totally agree with Sandy Padula and Norm Padula, JD, GRI NMLS#1483386 - it IS like the bad penny that keeps turning up!  I do pre-warn them as early-on as possible, that those are unreliable and that I will gladly do the work to show them REAL comparables!  Most of them get it but, it takes a few times with others.

How fast can a house be sold? What different techniques are there to sell a house and what are the advantages and disadvantages of each technique?

I have said a lot about what I need in the question title but my reason to want to know is that I need to sell a house ASAP. My house is under threat of repossession and I need to sell my house in the next 2 months at an absolute maximum. Whilst I need to receive as much money for the sale as I can, speed is also critically important. What options are open to me? If anybody has access to resources/information about selling a house, different techniques with their timescales and relative advantages and disadvantages that would be ideal. I would really appreciate any help and responses that I receive to this question, many thanks in advance.

I don't have a problem with sellers and Zestimates. Sometimes they will comment on them, but they don't seem to take them as seriously as they used to. They understand it's an automated system and results can vary. That goes for Zillow's comparative sales research tool too. I'm not a big fan of what Zillow offers, but I do think that in offering sub par information, they are actually helping to show the true value of talking to a professional. And that's good for us!

Absolutely.  But you can educate them - and use a tool like RPR which allows you to really customize your search.  RPR has a great mobile app which is fabulous!

Paul - The zestimate still comes up about half of the time, but in a few minutes of explaining how it is guessed and relevant comps from the neighborhood, it is quietly laid to rest.

Not once you explain why the Z is ZZzzzzzzzzz and where it claims something is for sale when not and the other way around. Not accurate, especially in small rural markets where not much for the west coast to tap into to try and formulate the "survey says ... (ding ding ding).." for value out of thin air. Very thin air.

The Zestimate is an AVM that makes general predictions and was never meant to be accurate. The key is to work with it and use the third part of critical thinking, judgment. Explaining what an AVM is, helps.
