John I do not take a stager on the initial listing appointment - too distracting.  Staging is discussed and it's part of our marketing plan. I know of a really good stager in the Prescott area if you're interested. She used to stage our properties in Phoenix.

My daughter-in-law is an interior designer. So, as part of my listing services, I hire her to do a consultation with my sellers. She's the expert and can tell them exactly what to do to have the house ready for professional photos and showings!

I don't use a stager with every listing.  Some properties benefit from staging, you should definitely  discuss with clients.

I don't bring others to a listing presentation.

I agree that the initial appt should be between you and the seller(S)

Under NO circumstances would I take a stager, a appraiser, painter, inspector or photographer to a listing appointment.

I would take my marketing specialist, broker or team member along If they agree to play the role assigned to them.

I find staging my forestland properties helps them to bring top dollar.

Exactly what Anna Banana Kruchten said - offer that during your presentation and bring them in the next visit...if needed.

I would put stager photos and descriptions on your website. I would have a few photos of before and after images they completed BEFORE you. Don't bring them in the appointment - goes in your book and talk, first meeting you don't tell them 70% of the clutter has to go,

We don't team with a stager, althought if you do it is a good way to set yourself apart from other listing agents and provide additional value.  I agree that I wouldn't bring them to the initial appointment but perhaps a follow up appointment after signed paperwork before photos. Good luck! -Kasey

I wouldn't recommend bringing a stager to your listing presentation. I would suggest that you let the seller's know that your service includes a stager consultation.

I use services of a stager when needed. I don't team... 90% of what stagers will recommend on a first visit, I can do myself.

I do not take a stager on the initial listing as i need to get the listing and the focus needs to be on me. The stager could be a distraction. After i get the listing, that is when we discuss staging.

We utilize many professional vendors and staggers but I wouldn't bring them to an initial appointment with a seller.  It's just presumptuous at that initial appointment.  I'm not a fan of team listing appointments with agents either, but that's just me.

Great question! I can give some insight from the "other side."  There is a lot of confusion and misinformation out there about stagers and about what we do.  I do team with a number or Realtors but I do not go on listing consultation appointments. The things discussed in those appointments are private-pricing, finances, comps etc are not any of my business.  Instead, my contribution to the team is working with the sellers to get their property ready for photos and for listing on MLS.   After the listing agreement is signed, I go into the property to work with the seller one on one to do a consult/hands on staging for their property.  I usually spend about 2 hours in the house and I go through every room with the homeowner and make recommendations for them to complete to help their home look its best. I then spend the rest of the  time I have with them doing all the work I can to help them prep for pictures and listing.  I move furniture, style shelves, merchandise kitchens etc. using what the homeowners already have.  I do bring extra accessories available for rent, but if the homeowner chooses to use them that agreement is between the homeowner and me.  The Realtor is not involved in that part. Rarely do I have a homeowner refuse or even resist doing what I suggest, but in the event that things get challenging, it helps my Realtors to let me have the hard conversations with their clients.  I am perfectly ok being the "bad guy" if necessary.  This helps protect the client/Realtor relationship.  Honestly though, I have never had any big issues with homeowners.  They are always grateful their Realtor has sent me to help them and I offer a service they need.   I am able to help ease some of the stress of preparing their property for sale.  It gives the Realtors more credibility by bringing in other "experts" and it assures the Realtors their listings will look great in photos. My Realtors say the small fee they pay me for that is well worth it!

I have a couple stagers when time comes and need one.

Stagers are not prevalent in my market it is harder than you think to get an appointment with the few.

I have a variety of professionals I can call on when needed.  I can make some basic recommendations myself, but I do have a stager I work with that I can call in if needed.

I can refer my seller to a stager if they feel that they need it or if they are willing to pay for it.  That is after the first initial consultation, though.

May be a licensed agent partner who has a staging business.

Not much if any staging occurs here - mostly because the condos come pre-furnished and already staged when built and most owners just leave them that way for years

I would not waste a staggers time by taking her on a listing appointment.  I just suggest that seller should consider staging

I have a vendor for any possible scenario. I recommend to get a few stagers information, so a client who is interested can choose herself  since each has own style ( not mentioning prices).
