Hands down, it's a face to face.  I try very hard to "arrange" a f2f as soon as possible after initial contact, in order to cement a relationship and start to understand what exactly the potential client is looking for, beyond the cold "3 bed/2 bath" that might have originally sparked the connection.

Face to face is the best way in my opinion. Now with that being said the Milennials prefer to use devices for communication. That has been my experience. Often I will have many text communications before I even meet the people. I feel like the relationship has already gotten off to a good start.

Face to face is crucial to establish a good foundation, whether or not they first found you on social media. This of course cannot always happen, but if the opportunity is there, face to face usually solidifies a potential relationship...if it was meant to be.

Real estate is all about relationships so, no question, it's face-to-face, Diana Dahlberg.  However, you can supplement social platforms quite nicely during those times that you're overwhelmed with clients.  

Also, I spend far more time on others' FB pages than my own though!  If I can't see them as often as I'd like, they still get 'love' from me on their FB page!  ;-)

The responses you will receive is based on one side. Upon that a relationship can not be built.

A GOOD relationship is about TRUST. Some convey trust by the ink they wear, others by the brand they promote, and another by the understanding they reflect. For the circuit to be completed the other side must be tuned to the same frequency. It is like a key looking for a lock. some never find a match and they are all in my kitchen cabinet drawer.

For me, I want to meet'em. But there are many who trust and have never met over many seasons and even tragedy. There a relationship lives and breathes in a world where words lose the capacity to convey how two lives sojourn in hope for day.

For the citizen with real estate on their mind,  they simply want to know their voice will be heard.

With most of my leads finding me online and using my website for their search it could be a couple of years before I meet them face to face. I encourage them to read my blog and visit my Facebook Business page to learn more about me and this area. Emailing, phone calls, and text messages have to suffice until we do finally meet.
If a lead is local I definitely like to meet them at my office early on.

Face to face, however I have had clients where the only communication was a telephone conversation and/or emails and had great connection with them. I've been able to sell many properties to out of States Sellers and from other Countries.
