Been there, done that and am happy as a clam right now, not being an owner!
Here's my take, Paul S. Henderson, REALTOR®, Broker, Tacoma Washington - The very small fee that my current brokerage charges is a more-than-fair exchange for not having to run a brokerage. The time consumed running a brokerage cost me so much individual business over the years - and in my situation, there was no real profit for the major time investment while training agents, running the shop or dealing with the drama.
Now, I feel like there's a huge weight off of my shoulders - I have an incredibly supportive broker, get more leads from my current company than I ever did from my old company AND, I have time to work them - and close them as well as spending far more time with my past clients and referral partners.

I have a broker-in-charge license in NC because I am incorporated and legally the "broker" of my firm. But I hang my license with RE/MAX and you couldn't pay me enough to manage other agents.... sort of like herding cats, if you ask me. I had a team at one point and am so happy I disbanded it and just work on my own.

I'm an owner, manager/technician, entrepreneur now.
I see myself as less of a manager/technician later in life, more just an owner/entrepreneur. I do not long for simpler days-those were when I was 10years old, I'm happier now than I've ever been.

Even though I'm a salesperson and hang my real estate license with a large brokerage I consider myself the "owner" of my business. I have no desire to be a broker owner/manager with salespeople under my license.

One of us thinks about the savings we'd have being our own brokerage, while the other points out the ever increasing load of regulations the WA DOL loves to load on us. If WAR would ever push back against the Oly pencil pushers, we may give it a shot. (I'd have better odds at the new tribal Casino opening this year!)

I spent my "other life" in management and frankly, I would not go back to it for all the money in the world. Okay, correction, yes, for all the money in the world, I would think about it. I thoroughly enjoyed my past life and do often miss parts of it, but I wouldn't even consider being a manager, owner or broker...I like things just the way they are now.

I was a business owner before real estate and understood the true cost of running a business. I never WANTED to be a broker/owner. I was happy paying a split for support services. That said, I did become a broker owner when I could see the market changing. My, then, office owner wouldn't let me get into property management. I checked around and none of them wanted the "hassle". So, I opened my own office and thrived during the crash. They were recruiting me after that. The best revenge is success.

It would be very difficlut to financially justify an independant office when compared to the REMAX structure.
However, a business owner with a brokers license may find the consumer wants more choice and protection than allowed by NAR, franchises (including REMAX) and the local organizations.

I think they are generally different skill sets, particularly if you are talking about running a larger firm (hundreds or thousands of brokers). I've found that the strongest managers in that circumstance come from diverse business backgrounds whereas those that graduated from sales into running a division typically lack the management skillset necessary to outperform.

I do own my own company, but have no agents with me, so doesn't feel much different that when I was with a broker, other than I get to go straight to the bank rather than waiting for them to cut me a check.
