Years ago I used them for clients who lived far away who wanted to take advantage of govt cost share programs.

These days with docusign and other apps, there is no real need to assume that liability.

POA often used here by sellers, they give it to attorney to finish the deal as most sellers do not come to closing table. Buyers wife or husband sometimes has it for the other to close.
