First I might add something from KCM about the overall market, then bring it down to your town with a few tidbits. People love short facts as long as it is pertinent about your area. I'm sure you can come up with something.

I wouldn't use an RPR report but how about Cloud CMA? They also have one of those type in your address & it emails you report. I think it's better than the RPR.

I don't have the answer as I do not do direct mail.  I know it needs to be compelling. If they are thinking of selling ... what is the most important thing to a seller. There needs to be a deep enough hook in the message for them to call and set an appointment.  I wish you all the best with this.

Content that appeals to the recipient to encourage them to call you.  It is a challenging project.  Many people do not like to use the phone and it also depends on whether they need whatever you are selling, amongst other factors.

Give facts that neighbors want to know like list to sale price ratios, number of sales, highest priced, price per sq. ft. increases in home prices, etc. Also good calls to action work well. Make them catchy and not the traditional. You want people to save your card and put on refrigerator so they will call.

FREE Stuff works if it's perceived to have value. What can you give away that allows you to capture contacts? I think you want emails or texts over calls. People don't call as much these days.

     Regular mailing.   Monthly is best, if you have the budget for it.  If not, no less than quarterly.    Use a "large postcard" that does not have to be opened, and what Barbara Todaro said.

Meaning the only measure is picking up the phone and calling.

You may have been interested in folks calling regarding real estate. If only that had been made clear in the question. So, let me take a stab at that.

Folks thinking of selling have two questions on their mind.

What will it cost?

How long will it take?

There are 100 ways to address both concerns that do not include rebates, discounts or guarantees.

Of course you need to be mailing into a population where 5% is a meaningful number of owners and the houses are at the price point you prefer to work.

Remember other agents are stuffing their mailbox with stats and reports and values and guides and recipes without success.

I currently do not do EDDM, instead, I mail out refrigerator mini calendars with my business card attached to the top. I include what has sold in the last year on a mini flyer and offer a free home evaluation. That works for me!
