They have to be savvy and know how to take a marginal buyer and make them financially solid.
Someone that can take a foreign national, or a self employed and know exactly how to package and where to place the loan.
Someone who is experienced enough that can think outside the box to make all the pieces fit. That eliminates almost everyone.

The lender calls listing agents for me and tells them how great my Buyers are and also how great I AM! One who gives "Credit-Approval" letters and means it. So good that I don't go in with a Loan Contingency.
