Wonderful! Those whose real estate business includes acquiring notes are seldom in the environment of real estate agents.

Where I would first turn is to your 'investor' collegues specificly those who are successful flippers. You make a quick few bucks with little risk.

Next I would refer to my investor list, that is the list compiled from bandit signs, flips in progruess, and investor meet ups.

As a last resort I would seek out those who are 'hustling' for a living. Those who are looking for more work. These come to the surface the morning you post your Craigslist ad at 2 AM. Make absolutely certain you can drive to where they live. Confirm it.

The result will be no lesss than 20 to add to your list. Do NOT OFFER ENTIRE PROJECT.  Start with the gritty and ugly. Landscape and trash out.

IF you are not experienced in this, perhaps return to option 1 (collegues) and consider a JV partner.

Better yet, hire a property manager or refer them out to a real estate agent in the respective areas. That will free you up to do what you do best - procure more foreclosures (I'm assuming that's what you do best)!

It might be easier to wholesale them for a small profit to local flippers.  Otherwise, I'd try and find a reputable contractor out there that won't charge an arm & a leg.  Some local flippers may be willing to partner with you as well.  They do the remodel and shoulder the costs of it, you provide the house, you both split the profit.

Candice A. Donofrio had a good answer. It seems to me that there are plenty of qualified jobbers out there. Usually with bank foreclosures, the asset managers always seem to want to drive down the pay rate for contractors and consequently, few are willing to work for that level of pay. This opinion is from my personal experience working with REO properties and not without experience. Good luck!

What Wayne Martin said! REO agents are used to overseeing contractors for out of town asset managers. They may oversee a contractor for you to get the listing.

Alternatively, you can just get it cleaned out then sell quicker for a lower price without the hassle and risk of rehabbing it from a distance. Your net may be the same or better selling it non-rehabbed.
