I present my buyers' Offers to the LA. I've only had one buyers' agent request to present an Offer in-person and of course, I said that was fine and I was there with them. 

The sellers said, "Thank you. We will review this with our agent and she will get back to you shortly." Sellers are inexperienced in negotiations so, it's not wise to have them negotiate with the other agent.

That was they way of things back in the day. Yes...I used to up until about 2001, then that became impractical with the spike in the market...there was simply no time. Plus, many of the CA sellers didn't even live in CA.

No & No. Ancient history about driving offers anywhere. I would not let a buyers agent preent an offer but it is the sellers decision ultimately.

That would be extremely rare in our market today Dana Hollish Hill and it has been as far back as I can remember unless it was something unusual like a contract for deed offer.

(1) No. Sellers agent recieves the offers normally. (2) Seller decides. Over the last 10+ years, no sellers ever wanted the buyers agent to present the offer directly to them.

It used to be common in my market to present offers in person.  Real estate practice and the world continues to change and while it has happened(albeit rarely) in recent years, the practice is pretty much non-existent.   If the request was made and the the concept hadn't been discussed with the seller, I would ask them.  I find most sellers prefer a spreadsheet to review and then decide to delve into the nitty-gritty of the offer(s) they may want to consider.

In the old days I always presented my own contracts, otherwise the seller would not see it.

The code of ethics DOES ALLOW the BA to present their own contract.  If I had a dumb LA refuse, my client would withdraw the offer...then what?

I email mine to the listing agent. My priority is typically to get it submitted as fast as possible in this competitive market. I usually also call or send a text to let them know that it was sent.

I have seller clients I've known for several years, whose faces I've never seen because everything is done remotely. Only on very rare occasion have I presented an offer in person with seller present. One time sticks out in my mind--foreign seller was insulted by the offer that I presented and laid me out, assisted by her foreign-born agent. I actually thought both of their heads would explode, although I didn't clearly understand what they were saying. Straight out of Mars Attacks. 😈

Most offers are given to the seller by their listing agent. But every once in a very rare while, we have a buyer's agent ask to present the offer to our seller. We accommodate this request if possible.

Waste of time. Buyer should make their highest and best offer. Sellers get annoyed when the buyer's agent imposes a personal presentation meeting. It will most likely backfire.

 

Also, it reveals to the seller the extent of the buyer's motivation, which could cause the seller to counteroffer higher than otherwise.

Only once have I presented an offer in person (I represented the buyers) and that was because the listing agent was relatively new, had a tough client and thought I would do a better job convincing him he was unrealistic.  I did my thing and then left, because the seller was being ridiculous, when the sellers' agent came running after me in the driveway...come back, he caved. 

On the rare occasion I have had buyers' agents ask to present their clients' offers to my sellers, my sellers have always freaked out and said, "absolutely not!"  LOL  They wanted nothing to do with that process. 

Pretty much, though, no one does it.

Don't do it. I'll tell you from a sellers perspective, it's awful. When we sold in Florida in 2003 the agents insisted on personal presentation, my hubby was at work, we sat at my dining table. Talk about feeling pressured! I have never done it and never will. I had to leave MY house and go outside to call my husband because the buyers agent just would not go, even at the request of my agent.

I do not like buyer agents to present anything to my sellers. I ask them questions about their offer and present all to my seller and comment on each pros or cons to pick the best for my seller.

I always try to present my offer in person to the Listing agent and the Sellers. I expect other agents to present their offer to me and my Seller when it is my lisitng.  I want to be there to represent my client when presenting an offer in the event there are questions I can answer.. and to tell them a little about the family who would like to buy their home.  On the flip side.. I ask the questions of the other agent, especially about the financing of his/her clients. Everything electronic is not always the best... I try to make it a bit more personal.

I present them in person when seller is local unless seller just wants to discuss on the phone. I have presented my buyer's offers in person years ago. Haven't had a request for a personal presentation by a buyer's agent since I can been in CA

On certain occasions I do.  Any Realtor in Florida has the right to request an in person presentation to the seller or buyer.  The cooperating agent can't refuse, though the client can.

Our contract do provide for that. My advice, just do it when the buyers' agent requests it and explain the situation to your sellers.  For us, typically, offers are received via email and presented in person by us whenever possible, unless the sellers are out of our area.

I have asked once and was permitted; do think it made a difference - it was a multiple offer situation,  where the listing agent was the other offer, so it was a little tricky. She was present and remained to discuss with her clients after I left the room once I made my presentation. No-one ever asked me as a listing agent. Guess I would allow if I could be present; could be a win/win.

I remember stories about presenting in person, back before there were faxes and email and computers.  Now days, it is still allowed (and if asked only the seller can say no), but it is not done.  It's legal, but culturally taboo.
