OMG,, no, no.... you're there to promote and find the right buyer for that one listing.... if you want to follow up with the visitors about other homes AFTER the open house, that's reasonable and very acceptable.... NOT during the open house...

In Maryland you can not do that now. Agent sitting the Open needs to post a notice that they are the Seller's agent at the property, They can then discuss other area properties once the Open has ended.

I don't do open houses, Paul. But if I did, I would not be advertising other agents' listings.  For anyone attending my open house who is not already working with another agent I would offer to show them other houses.

If there are similar homes around, I'll have comps with me and someone who can break off and show the buyer the homes (after signing a BBA).  It may help sell the home I have (as the homes are my investor's and "like new" and well above the quality of other homes in the area). 


Plus, this is actually my investor's idea, so they're OK with it, even if it leads to "less competition."

In our area it is digital version, Redfin got all homes for sale, open houses on device level.

Lookers will need someone open the door and strike a deal with selling agent often.   I do show a few flyers and explain my listing is a good deal.  Buyer agent profession has been less meaningful in recent years.

Access to Internet and MLS where I can show a digital list or printed list of inventory bet!

I am fully aware they can do exactly the same thing using their device while at the curb.

No, we do not share flyers of other listings. We pass out flyers of the listing we are doing the open house for. We qualify those who want to come into the house. And we require their phone #, email address and an ID.  We ask them : 

Is your agent coming along with you to the open house? 

Do you have an agent representing you? 

Or Have you signed a buyer brokerage agreement with any agent to represent you as a buyers agent? 

98% of the time, the buyer has NOT signed a buyer brokerage agreement. 

If this is the case, that means they are not working with another agent. And we instruct our buyers agents to start working with the buyer and get them under a buyer brokerage agreement asap.

Never! When at other agent's opens I wonder what their Sellers would think about it. I may discuss other alternatives after confirming no interest in the subject property although no tangible material is given.

I carry the broker's copies, in case there is an opportunity, but do not print off flyers for every listing in the close area. I prefer the prospect depend on me and not empower them to go off on their own

I like to do the open house early once it goes on the market, and I do print out a short list of other homes nearby, but if they want the list, I email it to the buyers.
