I've ALWAYS produced my own leads....never paid a penny for leads from any program....  I suggest you learn SEO and this is the place for that.... 

Katerina Gasset is the person to call.... just call and have a conversation with her... that's how I learned to market online... and I was technology challenged.....

I don't buy leads so can't answer but you have gotten some great, honest answers already.

My philosophy about buying leads is like the old adage "Give a man a fish and he eats for a day. Teach him to fish and he eats for the rest of his life".

If you learn how to generate your own leads now,  you will save a lot of money over the years and build a better business.

You could spend half of that on virtual assistants each month and get a better footprint online. It does take time because there is no magic bullet, but you would own your own leads. 

I need to write a post about this because it is coming up so much lately. 

There are ONLY X amount of buyers looking on line for a home in your area. 

There are MANY Y companies paying for google adwords on google. 

That is where the big boys get the leads they sell you from. 

A new company pops up and starts selling leads. Suddenly agents think there are more leads. 

Take note: Just because a company starts bidding on leads, does NOT create more buyers. 

So think about all the big boys and then add in Bold leads, Commission Inc, Tiger leads, Market Leader, and on and on... 

They are ALL bidding for the same pool of buyers!!! 

No more buyers get created! 

Think about that before you buy leads.

I used to participate in a program which required a referral fee on the back-end if a lead closed. It was something I participated in while at my last brokerage. There was no monthly fee or ongoing fee; you only paid if something closed.

Well, I found that I spent SO much time chasing and following up on these leads, most of which were not really interested in purchasing/selling, that I was not spending time on generating my own leads. The quality of the leads was not great, and many of the leads were farmed out to other agents in other companies via other methods as well.

The bottom line is that I am not a supporter of paying for leads, neither upfront or at closing. Lead generation systems such as this might seem like a "fast" way to get some business, but they are not. Doing open houses for other agents listings if you don't have any, getting out and meeting people, sending information to homes on a regular basis, knocking on doors to introduce yourself, talking to everyone you know, using social media, following up on every organic lead you do get, those are all ways to slowly build your own lead generation engine.

I've never used it but I've also never heard of a lead-buying program that actually worked. You would be better of spending your money on a quality web site or direct mail marketing.

What else could you do with those dollars?

What if you walked down the street and offered every adult you see $10 to chat with you for a few minutes.

Maybe you could take a couple of days to print a 'alternative' financing overview (see my question posted yesterday) and show those who know you and meet you that you are not simply a 'smiley face' but one of vision whose currency is solutions.

What if you used those dollars to buy membership into or be a sponsor at the local art gallery or sponsor a exhibition or promote an environmental cause.

As you can tell, I am not a fan of buying leads. This is part of the squeeze the new agent before they fold up their business within 24 months. These programs are attractive to newbies because they allow the newbie to do what they want to do instead of what they NEED TO DO.
