I make it crystal clear that I am NOT in the finance business and I tell them who I think is the BEST in that business. I let them know that I work with that person very closely and trust them completely. It is in the Buyers best interest NOT to get financial information from me just as it is not in their best interest to get Real Estate information from their banker.

I like to let me buyers know from the start what to expect. I look for the Loan officer we choose to work with us and do the same. A rate lock with new construction is laughable unless already built. They should have known this up front from the loan officer

I do discuss rate locks with buyers and most certainly discuss this with buyers who are looking at new construction. They have to be made aware of it ... from there it is between the buyer and their lender.

If my clients have loan questions I get them in touch with one of my trusted loan officers. I don't feel qualified to answer questions that can be very different based on credit scores and loan types best suited to that particular client. I might answer some general questions about "how fast can we close? does anyone do loans on these lease properties?" but beyond the general questions I refer to a specialist in the field.

As a Mortgage Banker,this can be one of the most frustrating parts of my job. Most borrowers get their information from Aunt Mable and Uncle Harry. Of course the neighbor is probably the "final authority" when it comes to rates, terms, FICO's, locks and etc. I just try to explain that with the changes, laws, regulations and verifications, mortgages are vastly different then when Mom and Dad moved into their home!
