That's a rhetorical question, right? There are many areas in my own state I would not sell in because of the tribal customs peculiar to those areas. I can't imagine being qualified to sell in every state without a whole lot of brain numbing education. And experience.

 I had a license good for the whole state of Washington but I, virtually, never sold real estate out of my immediate market area.  It was hard enough keeping up with the local action.  Why would I want a license for the entire United States?  That wouldn't be good for the clients we are bound to serve and protect.  The only people I see that would be good for are the lawyers.

It's important to be up to speed on all the local rules and regulations... and each state has its own laws.  One size does not fit all.

Is this a Utah School of Real Estate question,Richie?  I would say, first, because laws are different in each state. Not any different than being licensed in each state as a physician, teacher, attorney, etc.

I find it is almost a full time job just to keep up with the market in my area.

I am not versed in the entire state of Florida, that is why I refer.

I know some who have a license in multiple states, and I do not understand how they can adequately service the consumer.

Each state has the right to have different laws, and they all want your money in exchange for the right to work there.

In the medical profession, the licensing exam in one state is transferrable to all 49 other states. However, you still have to 'apply' for licensure (using the graded exam/proof of passing) and pay the fees.

With regards to real estate, we do have reciprocity across some state lines but, even with that, the laws can be so different from state to state, I think separate prepping & testing is in order.

Laws are different ... forms are different.  Board rules are different. 

Same reason why doctors, CPA's, attorneys, etc., are not licensed to practice in all states.

Richie Alan Naggar Real estate licenses are issued by indivudual State Real Estate Commissions (Boards) therefore do not apply cross State lines. However, some State's have reciprical agreements to exempt the Real Estate Principles National test. The State will probably require you to take their exam covering their State laws.

The laws are very different in all the states. Even when you get your license by Mutual Recognition, Florida, for example,  requires a special law exam to get the license. If you're getting at why are all the rules not standardized throuhout the land, I'm with you!

States have different laws. Table funding states are structured one way while dry are another. Texas is its own planet in real estate laws. 

Mortgage bankers have to study and pass each state test to be licensed for a year (unless they are under the umbrella of a bank which is less strict). Plus pay the fees, insurance and keep up with changes.
